1.    Chief Hiawatha called...he wants his land back.

2.    Your buyers, set to close on a 2 bedroom 1 bath condo, just found out they are having triplets.

3.    The home inspection came in and it has more pages than "War & Peace".

4.    Aunt Mildred has been reconsidering giving your buyer that down payment gift ever since he ran over Fifi's tail backing out of her driveway.

5.    The buyer's agent faxed over an addendum requesting that your sellers remove their pet graveyard prior to closing.

you can also add..

11.   The buyer never got their VA illigabilty to the lender who thought it was there. 

12.    Half the lot falls into the creek behind the house.   Who knew?  oopsie

13.    co-op agent used the wrong figures for her client...hmmm they will have to com up with $2000 more...

14.    Someone (with a key) stole all the appliances...

16. Seller found dead in house and won't be signing the closing docs.  (that happened too)

17.  The seller refuses to fix items in accordance with the contract and rather lose the deal than fix them.
