A Stager's Pet Peeves....

Before I even begin this one, I must carefully preface my following “pet peeves” with something revealing about myself – I am by no means perfect and neither is my home. Surprise!

 

If you came over right now and took a stroll through my home, you would find the following: art canvas I got for my birthday still sitting in the same place in my den (from a month ago), my husbands button-up shirts adorning the stair rail (seriously need to take those to the cleaners), today’s mail scattered about on the kitchen counter top, a Taco Bueno cup (half full with coke) sitting on the coffee table, a horribly messy, un-made bed, a trashed office (I have been doing a lot of work lately) and the fabulous Jacuzzi Bathtub that has established a permanent residence on the floor in our spare bedroom (yes, I said bathtub…still working on re-doing that bathroom)!

 

I say all of this to nip in the bud the inevitable “Oh, Amber, I bet your house is just perfect” comment. And to let all of you know that I am not this organized, clean freak of a person all of the time.

 

However! There is one tiny different between myself and all of you sellers out there: my home is not on the market. And if it were, you could bet your bottom dollar that all of the above would be remedied ASAP! (Better get started on that bathroom right now though. Ugh.)

 

So, now that all of that is out of the way, let’s get to the point. I have been strolling through the MLS lately, scouting out homes in need of staging. (I enjoy this every now and then. Yes, I am a dork.). I couldn’t help but to yell (really) at certain things that I saw. So I starting compiling all of these things in my brain and determined a few of my minor pet peeves. These pet peeves are worth taking into consideration, because it’s the tiny things that make a big difference when selling a home.

 

So here’s a list of a few of my “Home Staging Pet Peeves.”

 

  1. First and foremost: Photography! I am going to get on my soapbox here. We are quickly becoming a technologically savvy culture and if you are not on that boat, you are missing out. I don’t know the statistics on this, but I would guess that around 75% of buyers look for homes online or visit the MLS to see what the inside of a home looks like before calling to set up a showing. Some of the photos I saw literally disturbed me. It looked as if the photographer was either shaking uncontrollably or took photos with their phone. This is my biggest pet peeve of all! It’s so critical that photos are at least viewable online, if not taken professionally or taken using proper equipment.
  2. Straighten it up! Now this one is really minor. You know that towel on the stove handle or rod in the bathroom that you use all of the time? If it’s in a photo, please make sure it’s straight and that it doesn’t look like it should have been thrown away five years ago. And you know all of those throw pillows on the couch or bed? They may call them “throw pillows,” but please take the time to “place” them neatly into their proper positions before taking photos or showing your home. This same theory applies to almost anything in the home that is going to be visible to a potential buyer. This takes moments and can exude a sense of order, organization and cleanliness.
  3. Wall décor. If you are a reader of my column, you know my thoughts on too much wall décor. But too much wall décor that looks as if a massive earthquake tilted them all about is 100% worse! Go to the store and buy some ticky-tac and apply a little ball of it to the corners of wall décor to secure them into place…but make sure they are level. Then you don’t have to spend time straightening them later
  4. “Staging-ish.” This one gets under my skin like nails on a chalkboard. Let’s just face that not everyone can “stage” a home…no matter how much HGTV you watch! I ran across some homes that were obviously “staged-ish” and the furniture looked like it came from 10 different shops and was just thrown together like a Picasso painting. (Let’s leave the creative “throwing together” of elements to brilliant painters). HGTV can be a wonderful source of knowledge for those who are selling a home, but it’s easy to get carried away. There is an art to home staging that includes creating a blank canvas, not Guernica. (You’d have to know a little Art History to appreciate that one…look it up).
  5. Is that ivy growing above your kitchen cabinets? I totally appreciate any time someone brings in something organic into a space. It adds life to a home. But plastic, dust-caked ivy adorning every ledge in a home is a turn-off. A little ivy/greenery goes a long way and I would rather see large items warming up ledges and such rather than Jack’s beanstalk. It just complicates a space. Remember to simplify. 

 

Ok…so there’s five pet peeves. I know they may seem minor in some ways, but they are well worth consideration when you are selling a home. Now, I have to get to work on re-doing that bathroom so that I can enjoy my Jacuzzi tub. Did I mention that the tub was a wedding gift from almost four years ago? Yikes.

Amber, So nice to see you posting again! I too tell my clients that they should see my home, but I'm not selling. We have 2 teenagers, 4 pets and run two businesses from our home. (You can image what it looks like, we LIVE here) I agree with your pet peeves, I really like #5, I would like to tell some homeowners that it looks like a jungle in their kitchen!

LOL!  I have two cribs and a bed in my home office (3 grandboys).  I thought I was the only one who lived unstaged!!!!!!  Great post and welcome back!

It's very difficult to live in a staged home.  This past week I had my grand dog for 5 days.   I thought I was going to loose my mind with all the fur and dog toys.  I gave up until she left yesterday.

Yesterday my husband and I cleaned cleaned house all day.  I did everything above the knees and he the beflow knee level.   I use the knee example because I just had a knee replacement and I can vacuum yet.

So between us we managed to get the house clean in about 5 hours.  Tomorrow, and it's past due, the carpet cleaner will come in.   All this cleaning gave us the opportunity to notie little nicks and scratches that need attention so my house will be in a 'construction zone' for a few weeks.  I'm already buggie and want my house back to 'show room' perfect.

Hi Amber, I troll the MLS listing photos too. Just like you I yell at the screen for people to straighten those pictures and straighten up the house before the photos are taken.

Maybe there is a club for stagers that do the things we do!

Amber: Well said! It's good for our clients to know that what we're suggesting really is staging to sell, not to live and that we GET that's it tough to live that way.

I do like Michelle's idea of a club for those of us who go crazy when confronted with imperfections on the MLS or when visiting open houses.

Recently, the Parade of Home's was held in Northern Utah. In 95% of the homes (1 vacant, yes in the Parade of Homes!) I had to resist very strong urges to "FIX" things. My family does indeed think I need a club or group or something when I go CRAZY with things like this.

Just like the fabled cobbler's children with no shoes, my own home frequently looks more 'before' than 'after'.

Do we have a sixth sense that makes our necks prickle when a picture is hanging haphazardly...in the hotel lobby while vacationing with the family...or the restaurant where you took your parents to celebrate their 50th...or the dentist's office waiting room...or the...well, y'all get the point!

I use that same sentence about not selling and I don't live in a staged home either. But you know I will be staging my home if/when it comes time to sell.  Great peeves Amber!

I lived in a Staged Home for about 3 weeks when my own home was on the market.  That was then, and this is now.  My desk area is, well, let's just say there's no way I would post a picture of it.  But, I agree with you, even if you don't have it professionally staged, straighten it up!

Very nice post, Amber.  I, too, look at photos (on Realtor.com) and am just sickened by what I see most of the time.  And then there's that "LovelyListing" site or "It's Lovely!  I'll take it!" site  Have you guys ever looked at it?  I go there for stress relief.  (I'll post the link if you ask me to.)

Good post.  Agree with everything you said.  One of the things that my partner and I are working on is helping the seller "live" in a staged house.  We all know that is difficult at best.  One of our suggestions is "less is best", and to pretend that they are living on vacation: in other words, you may have to live without the everyday items, conveniences, etc. while your house is on the market.

I'll join that "watching MLS photos group."  In fact at my last agent presentation on Photography I made it a point to tell those present that I do that.  Honestly I was trying to gently PUSH them into making photography and staging improvements....because all of the items in your list Amber are my issues too.

I too let my clients know that I "DO NOT" live in a perfectly staged home.  I rarely do.  I think it helps them realize that I am just like them (sometimes worse becaues of our jobs).  I also had my house on the market several years ago and boy, did it look fantastic - I wish I could keep it looking like that always.

I also look at the pictures online and get upset, but mostly for the seller because it affects them the most.  :(

Speaking as a typical clutter bug, (I love my things)... I have always enjoyed my time to do what I enjoy more than my time cleaning .... suddenly I find my own home on the market and let me tell you, it was grueling getting it ready - tons and tons of painting, boxing, moving, cleaning.... but you are absolutely right... as soon as this is over I'm going back to my usual self.  My house isn't usually on the market and I can live however I want... now I have to keep it tip top, perfect shape....
