When you can't see the forest b/c of the trees....

You know that saying, “You can’t see the forest because of the trees.”  Well this same concept applies to getting a home ready to sell. At times it’s hard for us to see past the major things that need to be done in order to see the small things right in front of us. Nothing says you have to have a six-figure budget to get a home ready to sell. Blending larger projects with smaller touches can go a big way!! The following is a list of items that are “smaller” touches that you may not be thinking about.

 

  1. Slipcovers - These have come a long way from the awkward fitting fabric pieces they used to be. You can actually buy some pretty sleek, cool slip covers now that look pretty good! AND you can instantly update the look of a room by covering up old couch or chair patterns with newer, fresher fabrics.
  2. Closet Systems – Updating closets have always added great value to a home. You can easily double or sometimes triple usable closet space by adding a few functional rails and shelving units. But these used to cost a fortune! Now, you can get some great deals on systems that you can install yourself. Stores like The Container Store, Home Depot and Lowes carry systems that are quite easily installed. It’s a worthwhile investment.
  3.  Photo/Art Frames – Ok, so maybe you are abiding by the rule of cutting down your wall clutter, but something is still just not right. Here’s some food for thought…you can easily update the look of your wall art by updating the frames. You can find great frames at stores like Target and Hobby Lobby (when they are ½ price) and instantly modernize those old oak frames.
  4. Towels – Yes, that’s right. Anything from towels used in the kitchen to those hanging on the holder in the bathroom, consider treating yourself to some nice, new, plush, neutral towels. These can add an element of freshness to a space. Just make sure you take the time to fold them neatly on visible holders!
  5. Light/Plug Covers – If you have brass plates circa 1980, it’s time to update those and these definitely do not cost a fortune. You can buy plain white ones for under $1 at Wal-Mart and instantly add an element of “clean” to a space.
  6. Bedding – Especially in the Master Bedroom and others if you feel so inclined. Even though it’s your bed, if it looks comfy and well put together buyers are gonna notice. Master Bedrooms are important. They should exude an element of comfort and rest. Stick with neutral colors and pick a comforter that is plush. Spend a little on decorative pillows (but don’t go over board on these..too many can be too messy and too distracting).
  7. Mirrors – It’s important to keep all the mirrors in your home sparkling! And invest in a nice mirror for the foyer if it works. There’s no better way to help your buyers envision themselves in your home than to actually let them SEE themselves in your home.
  8. Light Fixtures – I am not talking about re-wiring the house here. Again, if your light fixture is from circa 1980, invest in a new one. These are affordable and a great way to instantly update a space.
  9. Trash Can – Yep, I mean that one in the kitchen that you’ve had for 15 years. The one that has a permanent spaghetti sauce stain on the outside. Spend the money on a nice, new trashcan for the kitchen and bathrooms! It may sound funny, but it’s a detail that matters.

 

So there you go! See, it doesn’t always have to be able spending a ton of money. Start thinking outside the box and you will be surprised at what else you can thing of!

THese are all good suggestions except for the trash can.    I say get rid of the trash can
