I live in a pretty cool subdivision called High Plains Village, Loveland, Colorado. Within walking distance we have just about everything one would need to live a full, eventful life. For example, we have a new mall (the Promenade Shops at Centerra), we have a growing town center shopping area, we have over a dozen restaurants within walking distance, the outlet stores are getting a facelift, the new hospital (Medical Center of the Rockies) is very close by and if you need a new car (Motorplex at Centerra), we can be at the new Loveland Sports Park in under 2 minutes and the main interstate going to Denver is about a five minute drive. In late 2009, we will have a whole new experience with the multi use Grand Station at Centerra.
Commercial real estate aside, I am the most active agent in the Centerra area. Living here, shopping here, eating here and selling real estate here gives me a great advantage over my competitors. Why? 1) My neighbor know me, they don't just know of me, 2) I know the subdivisions in the area like the back of my hand, 3) I may already have a buyer when a particular home comes available, 4) I serve the HOA board for the largest subdivision in Centerra and 5) I have a passion for this area and my neighbors and/or soon to be neighbors.
The advantages of serving an area in which you live and focus on is a win (buyer), win (seller), win (me) situation.
