Is ListHub a good listing tool? I think not.

ListHub is a listing distribution service that my office decided to work with a couple of months ago.  Although ListHub saves me time by syndicating my listings to multiple websites like Trulia, Zillow, and Cyberhomes, it DOES NOT provide "brokers and agents with all of the control necessary for driving an effective online advertising program." as stated on the front page of their website. I actually see it as an advertising program for ListHub to build links on the Internet.

I cannot edit or add information/media to the listing since it was created by ListHub. They pull the information out of the MLS listing but that is not always enough, especially, when many listing websites allow more information and media to be included.  Additionally, any links on the listing info page do not link to my website but  to listhub.net instead!  Sure, it goes to a page where the home details can be viewed and I can be contacted via email but the phone number listed is not mine and my website link is nowhere to be found. 

I am seriously considering opting out of this service even though my brokerage offers it to all agents for free.  I prefer my information to be on the listing information page for my listings, not another company's!

I do agree it may not be as effective as point2agent.com or other syndicated sites, but if your broker provides it for free, it gets exposure which is always good.  It may not be a huge online lead capture program, but I do believe it is a good listing tool.  Meaning that when going on listing appointments you can tell your prospective sellers that everytime you enter a new listing it syndicates to 35 real estate websites.  I do however like postlets.com which is also free, and much better.

Patricia - give it some time.  I have loved my past companies involvement with listhub and missed it when I went to another company.  Our local MLS is now offering it to all members.  I have been very surprised the response I have gotten from potential buyers and where they have seen the properties.

Hi Patricia,

I work for ListHub and have a suggestion that might help.

If it works better for your company to drive the traffic to the property detail pages on the brokerage Web site, that is also an option with ListHub, and does not cost extra. 

There are also more individual agent controls coming in 2009 that I think you will like, such as the ability for each agent to direct traffic from their listings back to their Web site.  Then you have the best of all worlds, without having to type and update listing data in multiple locations.

Our primary motivation is to provide great reporting on your listing traffic.  When we host the page there is more information available to us to track.  Samples of these reports are on our site under "ListHub for Brokers." Another reason for the ListHub pages is simply because they're created dynamically while redirection to other sites is a custom setup on request.

I appreciate your feedback Celeste.  I think it is best for the traffic to be directed back to the agent's website, not the brokerages or ListHub's sites.  Hopefully, we will see that change soon.

Why is hublist not directed to the agent site? I think it is best for the traffic to be directed back to the agent's website also., not the brokerages or ListHub's sites.  Hopefully, we will see that change soon.Real Soon!

All these months 1/2009 i have never ever ever got a lead from hublist why  i wonder why.

Hello,

Our local MLS i considering ListHub. Your comments have gotten my attention. My concern and the concern of other members is the Virtual Office Website. Some of our Sellers choose to opt out of blogging options, etc. Is there an option with ListHub to disallow blogs, etc.

If we mass feed our MLS are we going to be able to control this?

Rustie,  I think there is an option where you can choose which websites your office would like listings to be syndicated to. Thank you for commenting!

Good morning!

Yes, ListHub users can opt-in or opt-out of sites as desired.  Some MLSs do send data in bulk (the MLS default settings can be over-written when the broker creates and account).  In the case where MLS systems have fields like "comments Yes/No or AVM Yes/No" ListHub is flexible enough to be configured to filter on those fields.

The MLS must instruct ListHub on their business rules and ListHub can take it from there.

I am happy that you posted this blog Patricia. I checked my listhub and it is directing to the Company website and I agree with you that this isn't the best direction to take. I am going to re-check the site today and see what Celeste is recommending.

Yes, there are two new options -

For agent Web site redirection there is a one-time setup fee to map to your Web site.  Syndication is free with no trial periods or other purchase requirements. 

For the reports, they are only $59 per year per agent for unlimited listings. Sample agent and listing reports, as well as emarketing flyers are on the ListHub Web site.

In Colorado, the regional POC for ListHub is Lisa Suazo - she's at lisa.suazo@listhub.com, 877-847-3394 ext. 736.

Hi Celeste,

If it is free for the brokers why do the agents have to pay?

What is the 1x set up fee?

Does this go to just you the agent or the broker and the agent.

What does the 1x set up fee give you as the agent?I would like details.

Thanks for posting this, Patricia. This is an old post.

I am researching connecting with Listhub.

My issue is that they are the primary system that feeds to the hated Trulia, Zillow, Realtor.com, Homefinder,com and homes.com. The leads that I get from these sites are a distraction and keep me from doing a better job on  the leads that come to me from my other website presence.
