I was negotiating an offer with a seller over the weekend, and even though at this moment, we remain a small 10k away and both parties stuck on their offers and counter offers of 515k and 525k respectively, the seller says, "we aren't moving and tell the buyers agent we have a 2nd interested party." I said, "we do? News to me." She said, "yeah, the gentlemen from the open house." I said, "you mean the man who left a bum phone number and a email address I can't possibly read?" She said, "well did you call 411 and get his home number?" I was quite taken aback by this bizarre request, and knee jerked a reaction of, "no mam, I didn't." She then proceeded to ask for the sign in sheet so she could call them.. So, after the call ended, I got to thinking, what exactly was this sellers expectation of my services? Does the extent of marketing a home involve chasing bogus open house registrations to satisfy a seller who won't come down 10k to have an accepted offer in less than 35 days on the market in an area where the average is 200 plus days? The news on our current economic state and state of the housing market has obviously not reached all the players in today's real estate market. If you are asking 529k and you get a 515k offer, in less then 40 days on the market. YOU TAKE IT!!

I'm so glad you shared this! Sounds like she's a little soft! Like the old saying goes, you can bring the horse to the water but you cant make it drink. The home will sit on the market and she'll end up losing money.

Actually-- many sellers do not GET IT! We do and when they get an offer fairly soon they REALLY REALLY do not get it!
