Aaron,

I am just curious whether it makes sense to pay $495 for a course, when you can buy the book you mentined from $15 (I just checked Amazin.com. For few more bucks you can add a couple of other books.

I can't see myself in this market doing it, but maybe this is just me

The book is only one part, and does not even begin to cover all of the content in the course.  Completion of the course puts you on the path to becoming a Certified Luxury Home Marketing Specialist (CLHMS) and you get membership in The Insitute for Luxury Home Marketing for a year.  The dollar value of the member benefits to agents far exceed the cost of the course.

I would say it is definitely worth considering if you want to be successful in the luxury home market.

Hi Katherine,

Absolultey.  Here is the process: First you must complete the Certified Luxury Home Marketing Specialist course.

Then you must meet one of performance criteria options below:

1. Two (2) listing transaction sides at or above the qualifying sales price* which have closed within a 12-month period, and within two years forward or backward from the date of training.

-OR-

2. Four (4) transaction sides (any combination of buyer or seller sides) at or above the qualifying sales price* which have closed within a 24-month period, and within three years forward or backward from the date of training.

The qualifying sales price to earn the CLHMS designation is the price which defines the minimum value of the top 10% of residential sales in your market or $500,000, whichever is higher.  They will never accept a property price less than $500,000.

All residential transactions being submitted must be single family homes, townhouses, condominiums, or cooperatives.  If you have represented both the seller (listing) or buyer (sale) in a given transaction, you may consider it two transaction sides.

The above requirements are based on individual performance.  In order to earn and use the CLHMS designation and the Million Dollar Guild designation, you must have completed training and be a member in good standing of The Institute for Luxury Home Marketing.
