Great advice from Gee...

Change the way you present yourself as a Realtor to potential Listing Clients by first eliminating the term "listing price" from your vocabulary and replacing it with "Initial Market Position."

Present yourself as the marketing consultant and what I do is:

1. Create "awareness" of your property

A. One the internet because 94% of buyers go to the internet as their 1st or 2nd action when looking for property. In vacation markets the percentage increases to 97%.

B. With other Realtors

2. "Educate" the seller on the market and what it is going to take to move their property according to the current market conditions and then position the property accordingly. Every owner will sell their property 3 times

A. First to the Buyer's Agent

B. Then to the Buyer

C. And again to the Appraiser

Seller must understand that those three groups don't really care what the seller wants.

3. As a marketing consultant you are the "defender" of their equity. You defend their value with the buyer, the agent and the appraiser.

Kathryn,  I was sad to notice the absence of some important players in our local market at this class.  I feel I benefited tremendously by the entire course and have already implemented a couple of items on the to do list I created as part of the workshop.  You did a great job presenting it here.  Thanks for all your work on the education committee.
