The National Association of Home Builders (NAHB) told Congress today that inappropriate appraisal practices and the acquisition, development and construction (AD&C) lending crisis that has choked off credit for home builders threaten to prolong the current housing and economic downturn.

Testifying before the House Small Business Subcommittee on Finance and Tax, NAHB Chairman Joe Robson, a home builder from Tulsa, Okla., said these two issues "are placing enormous pressure on home builders' bottom lines and, for many, endangering their ability to survive the economic downturn.

 The use of foreclosed sales as comparable in determining new homes values is driving down home prices.  NAHB survey found 26% of builders are losing sales because appraisal on their homes are coming in below the contract sales price.  This has to effect all professionals in the real estate business.

I do not know the answer but one thing I do know is the government does not know either

I've always thought that I had the best answers to my own situations, and I put it my answers into practice by creating a plan of where I want to be in five years. That's long enough away to have an effect on my life but close enough so that I can see measurable results. Once I have the plan, I break it down into years, months, weeks, days, and sometimes even hours. Then I go to it, working those days and hours persistently and consistently, always finding that by doing so I'm able to create niche markets, niche economies, and niche environments that insulate me from the inaction or poor actions of those around me. I've been practicing this tactic for over forty years now, and it's always worked.
