Hi Tim, That is is a great rate if its for a 30 year fixed. But, do yourself a favor and include the APR in your advertised rate otherwise RESPA will git ya.
Another thing, although I am sure it does not apply to you... a really old trick is to advertise a week end rate that cannot be locked during the weekend and then all bets are off on Monday. Maybe you are quoting one the a few lenders that allow weekend locks.
