This program has hit hard here too.  Most counties have designed similar guidelines.  A few are unrealistic in the appraisal matter, but we'll sell them in some counties.  We're on the list for several counties.

That's a LOT of down payment assistance.  WOW.  Although, I do wish all buyers would take the time to get qualified and pre approved before they start their home search, then when they call me they wouldn't get mad because I won't work with them until they do. * Although I do make exceptions for some buyers when in the vacation home market.

Ralph & Sandhu- After re-reading my post, I have to apologize for the missing info.  My bad.  It was late Friday night (after a really rough day and very long week) when I posted this.  Seems I was just a little brain dead.

Anyway, I've added the missing info.  The property is between Kagel Canyon St. and Branford off of San Fernando Rd. by Whiteman Airport and the Dam park in the shawdows of the Angeles Mtns.  There are also some eligible properties in the Hansen Hill area too.  I'm thinking of posting info on some of those as well.

Lenn - I love this program but do agree that the guideline that the sales price be 5% below appraised value is challenging.  Many of the eligible REO properties are going for above list price and while many are price below market to begin with, some are not and those are the ones that we will generally have trouble getting qualified.  But it doesn't stop my clients from trying.

Tammy - You're smart for insisting that people get pre-approved before looking for a home.  Out here it is an absolute must.  With most listings (regardless of REO, short sale or traditional), prospective buyers have to submit a pre-approval with the offer.

Gwenn - Thank you, (bow) thank you (bow).  You're so kind.  While the post was written to get calls on getting pre-approved for the program, because I had failed to include the Realtor's contact info (brain fart), I did get calls about the property.  I have since included the Realtor's contact info so that he gets the property calls but I did get one call from a prospect asking about the program.

Hi Donne - A birdie told me the June Hud amendment to NSP changed the 5 to 1% below market value. We'll know for sure when NSP is made available to Oregon buyers again, hopefully this week.

Karen - We have two down payment assistance programs here in LA County, HERO & NSP.  Last month, HERO announced that they had changed their guideline on sales price to 1% below appraised value.  I haven't heard that yet on NSP but I suspect that it's just a matter of time before the LAHD changes their guideline too to match the LACDC.
