Charlottesville VA Real Estate Market Report Attached Homes - June 2009

This Charlottesville VA real estate market report will focus on the sales of attached homes in Charlottesville and Albemarle County during the month of June 2009. 

During June 2009, 59 Charlottesville VA attached homes had contracts that closed.  The average sale price was $239,302.  The homes were on the market for an average of 73 days and sold for an average of 98.1% of the list price.

During May of 2009, 41 Charlottesville area attached homes sold for an average sale price of $248,264 with an average DOM of 89 days.  The homes sold for an average of 99.60% of the list price.

To compare we will look at April 2009 when 20 attached homes sold on the Charlottesville VA real estate market.  They sold for an average price of $206,690 after being on the market for an average of 106 days and sold for an average of 100.93% of the list price.

Lets examine the year to date sales of Charlottesville Virginia attached homes in 2008 with the sales during the same period this year.  From 1/1/2008 - 7/1/2008, 178 Charlottesville VA attached homes sold; during the same thime froma this year 177 attached homes sold in the Charlottesville - Albemarle real estate market.  This is a decline of only -0.6%.

Today 7/25/2009 there are 194 Charlottesville VA attached homes for sale.  They are listed for an average price of $271,700, with a median of $244,450.  The homes have been on the market for an average of 165 days.

If you have been following the Central Virginia real estate market you can see that the sales of attached homes is the bright spot in the market.  All of the other segments have seen considerable declines in sales fro the year to date as compared with last year.  The sales of attached homes have held steady.  I think that this is fueded largely by the first time homebuyers.  Many of the attached homes are in the price point that this buyer is comfortable buying in.
