Sell Your Home in Encinitas Ranch. If you live in North San Diego County and if you live in Encinitas Ranch, in the lovely beach community of Encinitas now may be a tough time to get top dollar for your home. So, here are four tips and tools to help sellers in Encinitas Ranch to sell their homes for top dollar:

•1.    Find a Realtor®. Don't just pick a Realtor® out of the Yellow Pages. Look for someone who has experience and a good track record. For example, if your sale is going to be a short sale, find a Realtor® who specializes in short sales. Ask the agent for a list of recently closed transactions in your area. Have him or her describe their opinion of the value based on those recently closed transactions.

•2.    Check your home's value. After listening to the professionals, check your home's value You can do this on the Internet by visiting or realestateabc.comSavvy buyers and sellers use the Internet and you should, too. Know, however, that there is quite a lot to consider and this value should be discussed and reviewed by a Realtor®.

•3.    Increase your home's value. and have instructions for all sorts of small projects that can increase your home's value. Whether you want to redo a gorgeous planter by the front door, or make a closet more attractive, these websites are a great place to start.

•4.    Consider staging. The real estate market in Encinitas Ranch is changing due to all of the recent changes in our economy. As a result, certain price points are seeing very few buyer prospects. Since you may have a lot of competition-a lot of other homes competing with yours-consider staging your home. has a list of local professionals that may be able to help as well as some great resources. So, even if you do not want to spend the money for a professional who help you prepare your home for quick sale, review the resources for some other ideas for changes you could make on your own.

the only comment I would have and it is just my opinion... I think you have done well here but why open the door to somewhere else...on the number 1 item.. YOU are number 1 not zillow...

CMA's intended to pricie  the home right is one of the greatest services we give to the client... let them research zillow and the others later.. but the 1st thing they need to do is come to you for an accurate pricing range backed with good comparables...

Thank you Debra. I am going to edit the post. I appreciate your input. I was trying to clarify the role of zillow, but did not make it clear enough!

Melissa, how is all these city specific posts affecting your ranking? Are you getting the results that you want? I'm thinking of doing Irvine CA blogs to see if I get more hits and to improve my ranking. But I want to see if it really works.
