How is This Working for the Seller's Best Interest?

Here's a broker comment line from our local MLS:

So here are my questions:

  1. Is this statement in the best interest of the Seller?  (A short sale seller I'm told)
  2. Are the statements of this broker risky for stating future value?
  3. How about the business hours of this brokerage--truly in the clients best interest?

Darren, You must admit it got your attention! I agree, those kinds of business hours are pretty silly for a real estate business, and stating future value could be risky for the broker - maybe could have worded it with a little more "CYA" in mind. But the brutally honest first part might be very effective in catching the right buyer. Still too much puffing in MLS descriptions.
