One of the worst things a property owner can do is negotiate the sale of their own property. When this is done the result is usually lost money and lots of it. Most owners usually price their property incorrectly from the start and that alone will lose a property owner money.
When it comes to negotiating the sale price more money is lost by things like, saying the wrong thing, giving away motivation and letting emotions dictate the negotiations. Many Realtors refuse to negotiate their own properties for just these reasons. Do yourself a huge favor, never negotiate the sale of your own property.
