You may be wondering if it is "worth it" to add an electronic signature to your real estate business model.  If you mean "worth it" as in "will it save me time, money and will it impact my business in a positive way?' the answers is a very loud - YES!!

Don't take our word for it, DocuSign subscribers have spoken.  We surveyed our subscriber base and asked them a lot of questions.  We asked our subscribers how DocuSign has made an impact on them and their business.  Curious as to what they said?  Keep reading.....

When we asked DocuSign subscribers to rank order from highest to lowest what was the primary reason they choose to purchase DocuSign, here are the top 5 reasons:

  5. Gain a competitive advantage

When we asked DocuSign subscribers to rank order from highest to lowest what they like most about DocuSign, here are the top 5 answers:

  1. I don't have to send faxes
  2. I can route my forms for signature to multiple parties at one time
  3. My clients like it!
  4. Allows me to close transactions faster
  5. Easy-to-use

When we asked DocuSign subscribers to rank order from highest to lowest which real estate forms they have signed via DocuSign, here are the top 5 forms:

  1. Purchase and sale agreement
  2. Lead-Based Paint disclosure
  3. Buyer Agreement
  4. Exclusive Listing agreement
  5. Seller Disclosure Statement

When we asked DocuSign subscriber's to tell us how much time they were saving by adding DocuSign to their business, here's what they said based on percentage by category:

What does this really mean?  That on average our subscriber's save 6.6 hours each week!  That is almost a whole business day.  What would you do if you had an extra day?  Work more? Play more?  Either way, we could all use some extra time.

Okay, so here is the summarization to the question - Do e-signatures really help my business?

That's great but it's too expensive

Really?  In this case, I believe "expensive" to be subjective.

Let me ask you this - How many lattes do you buy each month?  How many smoothies do you buy each month?  How much are you willing to spend to make your life and more importantly, the life of your client's easier?  How about a mere $15.95/mo on the annual prepaid plan?    It's true!  That's all it would take to make a significant difference in your business.  Seems like a small price to me.

DocuSign sounds like a nice service, however there are other options availalbe. A "Digital ID" from Versisign or a similar provider is much more cost effective. A digital ID from Verisign cost about $20 a year and allows you to esign ANY document using Adobe Acrobat.

I haven't used this service, but did have a transaction that involved the other party (seller) using it to sign his contracts. It actually became an issue with the buyer's lender and they required the seller to manually sign the documents in order to clear a loan condition. Only time I had heard of this, but wondering if you have heard of any other instances like this?

e signatures don't work for a lot of banks.  We've tried them with short sale documentation to various banks.  Been returned for "real signatures".  Headaches and inconvenience all around.

I am sure we are going to be going to be using this more and more.  Many lenders do require a "wet signature" at this point.  But worth looking into.

We don't use this service but I'm going to the web site to check it out.  I would have some of the same concerns stated above with regard to the lenders.  They are getting more and more picky by the second!!  Thank you for the information.

Suzanne, I am an avid user of DocUSign.  We just had 2 transactions were the sellers were out of the country and getting the documents signed and back in the hands of the other agent was a matter of minutes.  And the documents were legible!  My clients loved the product and were impressed with our technology!  I am a raving fan of DocUSign!

I will have to look into docUsign. We are using e-sign with a couple of banks. In that scenario, the borrowers sign the mortgage docs electronically. Works really well but the closing agents need to be in alignment.

I love docusign! And my clients love it too.

I use the standard version so far but am definitely considering upgrading as applying templates to documents seems like another timesaver for all.

I'm a Mac user, though, and the upgraded version does not run on Safari. So, be forewarned, Mac users, you'll need to run the upgraded version in your virtual machine/parallel universe..... (Feel free to ask any questions about that if you need!)

We recieved an email from a loan officer yesterday stating FHA would not allow electronic signatures.  Do you have any details on this?  It has come up with underwriters prior to funding as well.

I was going to get the service until I was told REO's/ Foreclosures won't except docusign signatures. Are you finding this to be true?

I see there were several comments re: acceptance of electronic signatures by lenders.  Often this is a matter that the lender is uneducated in E-SIGN law and what determines a compliant digital signature.  DocuSign is 100% legally compliant with ESIGN regulations.  Please see our white paper - Secure and Enforceable, the DocuSign Signature, where DocuSign's chief legal counsel goes into detail to illustrate how the DocuSign electronic signature is 100% compliant with ESIGN law. 

I see the adoption of electronic signatures in real estate like the adoption of the fax machine.  At one time, faxed signatures were considered "not okay" and now are widely accepted.  With more time, and the more demand by those using them for acceptance the industry will respond.  Electronic signatures are widely used outside of real estate, so it is not a new technology as some would like to believe.

Laura with Sky Realty - Thank you for the rave reviews!  About your problems with the Mac, you may be using the desktop client, which you do not need now that we have the new sending tools online. You can do the same thing online as on the desktop.  I hope that helps!
