Stage to Lease!

What is Stage to Lease?  Is is the same as Stage to Sell?  Yes, Stage to Lease is about  home staging  your rental apt, or house for lease or rent.  Home staging is about showcasing the space of the unit to highlight it's best features and to appeal to as broad of segment of the prospective tenant market as possible.  Stage to Lease is pretty much State to Sell particularly int he fundamentals.

Five Steps:

1.  Before staging begins, repair the unit.

2.  Before staging begins, declutter the unit.

3. Before staging begines, professionally clean the unit.

4.  Now it is ready for staging.  Provide furnishings to create purpose in the space and define the space.  Staging create focal points that direct the eye from room to room.  

5  Add in accessories.  Accessories are very important to successful staging.  The accessories are like the jewelry of the  unit, the whipped cream on the dessert.

Staging is not decorating as decorating is personal. Staging to lease is about appealing to broad segments of the market to appeal to as many tenants as possible.  Staging is the model home approach, only better.  I sometimes say light model home approach and less expensive toboot.   

Why stage to lease?  Staging the unit helps the buyer begin to mentally move in.  Staging the unit helps the tenant see their own furniture in the unit.  Staging the unit directs the flow of the tenants eye to the focal points and the best features of the unit.  For example if there is a fireplace, staging the mantel with accessories ensures that the new tenants have experienced this focal point.

Annie Thanks,  It's good to hear from fellow ASP stager.  Stage to Lease is on the cutting edge in Abilene, but getting there!  Staging my rental houses has helped me to very competitive and my units are fully rented at market rents, so that says it all.

Very good idea. I remember when I was looking for rentals many years ago, the larger complexes did have a rental "model" unit. Not sure if they are doing very much of that now except in higher end high-rises downtown.

Pangaea, Thanks for your comment. My daughter looked at condos in Austin, TX.  and there were some models.  I have found staging my rental property decreases turn around time.   Where a rental unit stands vacant for even a month or two,  there goes all your profit.  Mortgages, tax, insurance still have to be paid.

We have staged a number of units for a retirement home - everything from a two-bedroom cottage to a one-room two-person unit.  The latter was a real challenge.  How could we make the room look appealing?  How could we create a sense of space while addressing the essentials: two beds, two chairs, two bed-side tables a TV and a small kitchen table?  We also had to keep in mind the clientele.  They like traditional not trendy.  They prefer colors that aren't necesarily the hot colors of the day.

It's been successful for our clients, competing with other retirement homes in the area.  But it does tie up our inventory for a longer period of time since the units are "models".

Wendy,  I would love to see a photo of your retirement home model.   I used to work around long term care and made onsite visits to retirement homes as part of the job.  Have you heard of the Eden Project?  They promote a natural homelike environment for elders including  live plants, animals who live in the facilty, and small children included in activities.

Hi Cindy,  Good to hear from a fellow Texan.  Another friend was just telling me that living in Abilene was quite an adjustment from Houston.  I am originally from Oklahoma but got to Texas as soon as I could!  

David,  I'm glad you that leasing models are working for you.  I think that any property can be staged to advantage for sale or  for lease.

Beverly:  I grew up in a family that ownes rental properties.  I have staged properties for at least 10 years.  Every vacent unit gets furniture placed in it regardless of the size.  It has proven to be a great marketing tool.

Hi Todd,   WOW  10 years staging.  That's fantastic.  Actually I did a little staging before I knew to call it that as have others I'm sure.  You are so right, staging is a great marketing tool.
