Whether Your Offer is a Short Sale or Not, An Agent's Attitude Can Make or Break the Deal

sacramento short sale agentNever underestimate the power of a well liked buyer's agent, especially when it comes to complex transactions such as a Sacramento short sale. If the listing agent respects the buyer's agent and that agent has worked hard to build and maintain an excellent reputation within the real estate community, those factors influence whether the buyer's offer will be accepted.

Of course, agents who are REALTORs are not allowed to bad mouth each other -- it's against the Code of Ethics. But don't for a minute believe that other agents don't talk amongst themselves. Word gets around. Agents who sash-say into offer situations making demands, barking orders, refusing to comply with the listing agent's requests, ignoring protocol and making themselves a general nuisance to be around very well could be sabotaging their buyer's offers.

I learned a long time ago -- before Gidget was a nun and could fly -- that it pays to be nice to people. It's such a simple concept. An agent can be right as rain but if that agent throws around his or her weight to try to force an issue, that agent will lose in the long run. And by extension, so will that agent's buyer.

Sometimes agents forget that this is a people business. It doesn't matter whether your agent is working on a short sale offer for you or the home is owned by a regular seller who is not in distress, if your buyer's agent is difficult, your offer may not stand a chance.

My responsibility as a Sacramento short sale agent is to represent my clients honestly and ethically. I genuinely want what is best for them. When I represent a buyer, my objective is to get my buyer's offer accepted. I don't let personalities get in the way. When I represent a short sale seller, my objective is to find that seller a buyer who will perform and whose offer is highest.

Before all else fails, why not follow what your mother probably told you -- you'll get much further with honey than with vinegar.

You know I find that sometimes what a REALTOR doesn't say tells a BIG story too.

Now on the the point of your post... I can't understand how NOT nice people stay in this business.  I'm happy to say I adore most agents in my area.  There are a few that I know I had better watch carefully, but over all I'd say 95% are super nice and great to co broke with.

"before Gidget was a nun and could fly" !!!  That is priceless Elizabeth!  I agree with you, those that play fair and are nice people to deal with are the ones I see doing very well.  It's all about cooperation and attitude.

Oh yes. I get exactly what you mean. We recently won a contract because I was "nice" agent whereas the other party wanted to go behind the listing agent's back to contact the Sellers. The Sellers felt that was downright offensive and disrespectful to their agent, guess whose contract did they pick?

Elizabeth - You have hit on one of the most important components to a real estate transaction.  It is my belief that far too many agents go into a deal with an adversarial attitude toward one another.  This gets in the way far more often than not.  When you stop to think about it, both "professionals" want the same thing.  They want the best outcome for their client, and when they can communicate well with each other, transactions flow more smoothly.  And you're absolutely right, we remember the "professionals" which don't possess that skill!

So many times I find offers are similar in competing situations and I think the agent can be more important than the quality of the buyer.

I told an agent the other day that in trying to placate an anxious buyer, I was forced to chew on my cat's paws, and they tasted a lot like cat litter. I immediately received the answer I was waiting to hear.

In the best of times, a good working relationship is a tremendous help. In the worst of times, it's a necessity. I'm happy to say that I really enjoy working with the buyer's agents who have submitted winning offers for my sellers. They are a treasured bunch. And I want the listing agents I work with on my buyer's behalfs to say the same thing about me.
