There is always another way to skin the cat in this business.  Recently we received a phone call from a prospective buyer to see one of our listings they had found on Realtor.com.  After seeing it, the home was not exactly what they expected.   They said they had been looking for quite some time.

When asked if they were working with another agent the reply was "Sort of". 

What did "Sort of" mean?  The buyers knew an agent who we will call Suzy Q.  This agent is a friend of a friend. Suzy Q said she would be glad to help them when they were ready to buy a home.  They did not have a buyer's agency with this agent nor had she shown them any homes.

Suzy Q told the buyers to go to open houses and do searches on Realtor.com.  If they found one that interested them on Realtor.com call that listing agent and have them show you the house. 

Suzy Q also told them to give HER a call if they found one they liked.  She'd write the contract and help them negotiate the price.

I guess Suzy Q's business plan called for reclining on the chaise, watching Soaps and eating Bon Bons, while other agents did her work for her.

Wow. Maybe we can all tell stories like this one, but it never fails to amaze me. I heard about a Realtor who did drive the Buyers around - -but he never got out of his car. He gave them the key to the house and told them to check it out while he SLEPT in the car!!! A-Mazing!

My theory (since I am not an agent) is don't let your clients run around without you. If your client says they are sort of working with another agent, what does that mean? If you actually do what a realtor should, you can have my business? Wow. Talk about loading the gun. Nice post.

Linda - The more stories we hear about antics the more we shake our heads. I know the agent in question and she rarely does business.

Pat - We educated the buyers regarding buyer agency.  We told them they needed to pick one Realtor they felt they could trust and deal with them exclusively. We left it for them to think it over.  Two days later they called back.  They are now our clients.

Where is the rolling eyes button on here?! When I list a property I ask if they are currently working for an agent - if they say yes or in this case sort of - I dig a little and then say "Great! If you'll call up your agent they'll be happy to show you the property - if you have any questions have that have your agent call me - I'd be happy to work with them!"

Other than the absurdity of the situation - keep in mind you represent your seller - only - you don't want to show it and say the wrong thing, give something away or put yourself in a compromising position - all the more reason to have THEIR agent go show it.
