Your Central North Carolina Real Estate agent stops a foreclosure

Let me tell you about the central north Carolina real estateagents last transaction. Way back in February I started calling a FSBO. I was interested in selling their home. I wanted to sell their home. I mean come on it is right here in my back yard. Who better to sell a your home then someone who lives in your neighborhood. So I called for about two months and did not get an response, left voice mail after voice mail. That was not going to be enough for me so I continued to call month after month week after week. Your central North Carolina real estate agent does not give up!

I had heard thru the grapevine what the situation had become. Foreclosure was in the future. The family had split up and both parties have moved their separate ways. Unfortunately this is happening more and more in today's world, anyway....

Your central North Carolina real estate agent was making their weekly call and low and hehold I actually got someone on the other end of the phone. I explained I was there to help them. I came right out and asked if foreclosure was imminent and the response I received did not surprise me, yes we are going into foreclosure. I tried to comfort them and tell them I am going to do everything I could to help them. I explained what I needed them to do. Sign the listing agreement, sign the authorization form and let me start working with the bank.

I got all the paper work in order so it is time to call the bank. I have learned the house is scheduled to go for sale on the courthouse steps at the end of June, just a few days from now. I called the bank and talked to the appropriate party and told them I was retained to get this house sold before the foreclosure sale. I asked them if they would postpone the sale for 30 days to give me an opportunity to get this property sold. Guess what. They said yes. The bank postponed the sale for 30 days. Surprised me but I was happy.

I listed the home in the local MLS, It was listed as a short sale so the listing price was not enough to actually pay off the loan. Of course the bank would have to approve all offers. I got the home entered into the MLS Friday about 11pm. Saturday about noon I received a call from a local agent stating they wanted to show the house. The house was shown. The agent had buyers who fell in love with the house they wanted it but they did not want to wait 60-90 for a short sale. They wanted to know how much it would take to have a traditional sale. I told them what would be required and the put in their offer.

The offer was accepted by my clients, copies faxed to the foreclosure atty and the bank. Now what do I do. The bank had given me a payoff, guess what it was incorrect they did not include the lawyers fees. We had to get creative to make sure this deal was going to happen. Buyers, agents companies all worked together to make sure this was a win win deal.

The end of the week- closing is scheduled for Monday morning. The property is going up for sale on the court house steps on Tuesday at 1pm. We don't have clear to close from the bank. There is a glitch in the mortgage insurance. Buyers are going to the bank first thing Monday to try and get this cleared up. Monday morning has came buyers are at the bank. Finally the Mortgage insurance is obtained and we are clear to close.  Closing was scheduled for 10 am Monday, Postponed to 1 pm, then postponed again. called at 2 and said hurry up here and we can close. We actually closed this deal in 30 days!

 

I tell this story for a couple reasons.  One to point out that if you want something to happen and you are willing to do whatever you can you can get it done.

2nd to point out we not only worked so hard on this sale to earn a commission but the buyers agent worked hard to provide her buyers an opportunity to purchase a GREAT home at a nice discount. I worked hard to keep my clients from loosing their home to a foreclosure sale. My clients are so grateful. Yes they did loose their home, they did not loose it to foreclosure though.

Way to go, Jimmie!  There is sometimes a ray of hope ... no matter how faint ... that eventually turns into a huge beam of sunshine.  I'm proud of you for doing the right thing ... and I'm sure this seller is very grateful that you kept calling until you got hold of someone.
