I dont see this on your website.  It says that it is available for purchase but it says that bidding starts august 10 which is it?

Dennis,  

With HUD foreclosure homes, the home does not show up on the local MLS (and therefore does not show up on any of the local real estate websites for up to 3 weeks)....

If you are interested in HUD homes and depend on finding them on these company websites (including Grampp Realty), you will probably miss out on the good ones, becasue by the time they show up on the sites, they will already have been sold..

HUD homes can only be sold by HUD certified brokers and agents...  and, not every real estate broker and agent is HUD certified...

As for the bidding start dates....for the first 10 days of every new (or price reduced) listing, the home is only available for owner-occupant purchases....  if you bid on the home and win the bid, you must agree to live in the home as your principal residence for the first year... you can not use it as a rental property or make a flip property out of it..

After the first 10 days, the home is open to investor purchases...   if you bid on the home during that time and win the bid, you can use it as a rental or flip it....

In this case, the new listing date is Friday July 31, 2009......

The Owner-Occupant Only bidding period is from Friday July 31, 2009 until midnite on Sunday August 9, 2009...

If no owner occupant bids on it and wins the bidding process,  the home is then available for investor bidding as of Monday August 3, 2009...
