Door Hangers vs Postcards vs face to face

I have been contemplating lately about what is the best method to attract business.  I ve noticed many real estate companies hanging door hangers.  I ve also noticed many listings go up, but what shocks me is that there not from the companies that pass out door hangers or postcards.  So that leaves me to believe that either its someone they know or someone that has meet them face to face.

For those of you out there what is the best way to get listings? 

Ive been looking at these methods daily and i think i came to my conclusion on which one might be the best.  And to me i think its just making a relationship with the seller or prospect.  Ive thought about sending postcards and putting door hangers out there, but i feel that many people either go with someone they know or someone that was referred to them.  But then thats just what i think.

I would like to hear what other agents across the nation think about this topic here.

Door hangers here in Arizona are rather frowned upon as many residents leave town for the 110+ months. And even in winter there are a lot of seasonal residents who are not here all the time. So door hangers hanging on door where people do not regularly come and go are not the best idea sometimes.

I agree that most homeowners are not really interested in the door hanger they receive.  They just end up in the trash.  I try to do something a little creative like in the fall I place a business card on a mini pumpkin and left them on the doormats.  If they were home I would hand it to them personally.  I try to focus on the same areas so they become familiar with me.  I have gotten 3 listings using this method and have gotten to know quite a few people!!

That is an awesome idea.  That way the homeowners know who you are and feel that you go that extra step in making a relationship with them.

my recommendation is to stay away from the "cute" material. Give them something informative and they'll read it. A newsletter works well.

I went door to door in April with an assortment of flower and vegetable seeds and knocked on a few doors. They could choose the type of seed they want and it was well received. Some said they dont use seeds but others were happy to receive them. I will use your tip and take mini pumpkins in the fall.

Door Knocking here in Illinois gets an average of 1 out of 18 people will be selling or know someone who is.  Mailings get a 1.5% return and then thats just a call.  So you still have to go meet them and hope to list.  I'd say the door knocking.  9 out of 10 sellers will list with the first agent they meet..why not make that you?

I produce door hangers for mortgage companies all the time ... and they seem to work .. people come back over and over.

Your door hanger has to gain an emotional connection with prospect. And, they are less expensive then post cards. You could also design your door hanger so it can be a post card too. Typically a door hanger is 4.25 x 11. a post card is 4.25 x 6. Sometimes I will print 10,000 door hangers for a client; then take 2,000 and chop off 5 inches to produce a post card. That way you have one print job and two products.

I like Peter Olsin's idea. This way we can print in bulk and use them either as door hangers or post cards.
