How do ActiveRainers Turn Leads Into Solds?

OK, so I've gotten about a half dozen leads directed to me from my broker coming from our MLS Contacts Service.  Agents know this already, but these are the customers who are interested in buying or selling and register on our office website to look at specific properties.

Customers register with their name, email address, phone number, and physical address.  This gives me a leg up in being able to contact them directly.  Normally I start with an email.  They started on the web, so I start on the web.  I state simply "Thank you for registering on our website, I understand you are in the market for a new home.  I am more than happy to help you in your search and look forward to speaking with you soon."  I then end with a signature including all my contact info and my twitter/facebook/blog info.  About 24 hours later I follow up with a phone call, basically stating the same thing and offering my services.

None of these approaches has produced any results.  I've asked other seasoned agents in my office and they pretty much follow the same system, with mixed results.

My question to all you ActiveRainers: How do you capture your office leads?  I am more than willing to give them a resume in my first email.  I can provide a snapshot of all of the internet and marketing tools I have at my disposal.  ActiveRain is a huge plus! I'm on page 1 of Google 3 times for one of my Hyper Local blog posts on Bellwood Townhouses Condominiums.  For my hyper local post on Local Farmer's Markets In Bellingham, MA I'm number 3 on Google! This type of internet presence, thanks in most part to ActiveRain and it's guidance, is essential in marketing homes today!  I can't stress it enough how essential it is!

But I digress ; )  How do you ActiveRainers turn those office leads into solds?

If there are any consumers "raining in" what type of first contact from an agent makes you stand up and take notice?  What makes you want to work with them?
