Some home sellers do listen!!

By
Home Stager with Ready 2 Stage

After a recent staging consultation by Ready 2 Stage Home Staging & Redesign, I returned to the Open House and took some "After" photos of the changes that the home sellers had made.  Our consultation was a suggestion and advice time only, they wanted to do it all themselves!  And they pretty much followed our advice about everything! Don't you love it when that happens?  There were a few things that I would have done differently if I were actually staging the house myself, but for inexperienced home sellers, I thought that they did pretty well.  Check out the photos, and let me know what you think:

Before BEFORE

In the dining room, we first of all requested a warmer paint color.  I would have gone a little darker neutral, but they chose to stay light. We suggested removing the credenza, hanging both round pictures (they ended up hanging them too close together), and painting the chandelier an oil-rubbed bronze color

BEFOREBEFORE

In the Study/Office, we suggested removing the desk in front of the window, removing the drapes, which would then look too short.  Separating the book cases and putting them on either side of the window, and angling the desk

The Master Suite lacked impact.  The bed was a blow-up and wasn't "Grand" enough for a Master.  It was also not the focal point of the room.  We suggested moving it underneath the window and jacking it up to make it taller-- and moving the high boy to another wall.  That way the bed was the first thing that was seen upon entering the room.  Also, in the Master bath, we suggested removing the dated medicine cabinet and adding a mirror--that was a refusal.  Then, we suggested, that the dated oak trim around the edge be painted cream color to match the vanity.  That suggestion was taken.  We also suggested changing or painting the brass light fixture above the vanity.AFTER

BEFOREBEFORE

In the mudroom, the sconces were outdated and needed replacing.

AFTERAFTER    These were a great choice!

BEFOREBEFORE

The downstairs family room had beautiful built-in bookshelves, but no real purpose.  We suggested moving a daybed that was in another room, adding a chair and making it a cozy reading/entertainment area.

BEFOREBEFORE

The outdoor living area was nice, but needed a real cleaning and decluttering.  We suggested removing the 2 white chairs near the brick, cleaning and restaining the decking and adding an outdoor rug.  Well done!

BEFOREBEFORE

The outdoor dining area was a great selling feature, but need to be played up.  We suggested moving the grill to the far end of the walkway, and setting the table with some beautiful dinnerware.  What a great transformation!

AFTER

Overall, we feel the changes were positive.  We would have loved to have been able to go back and help them with the positioning of the artwork and some other small touches, but they were total D-I-Yers.  But they did listen!!

Lori, you can lead a horse to water, and you've proved that...occasionally you can make him drink!  They did do a good job for non-professionals.  I am sure they appreciated your recommendations.

Holly--  I hope that this home sells soon.  They are currently traveling about 8 hours to work and coming to check on this home on the weekends.  I'm glad that they made these changes.  Thanks for your comments.

Great job done by the inexperienced home owners.  You obviously gave them instruction that they could easily follow.  Hope it sells soon!

I love the changes in the office/study.  Mocing the desk and the bookshelves that way looks great!

Kathy--Thanks.  I wish they had let me do more, but they actually loved the experience of making the changes themselves.  Thank you for your comment.

Lori -- These sellers did a good job for DIY-ers -- they desperately needed your excellent advice.  Isn't it fun to go back to see what they did?  Thanks for sharing this story with us.

Maureen--I ran into these home sellers today while I was shopping and they have some prospective buyers viewing their house today--for the 2nd time.  I'm keeping my fingers crossed for a sale.  They were so complimentary on the advice that I gave them.  Thanks for commenting.

Lori,

Great story.  The pictures tell the story of how effective staging is and how much better the presentation can be.  Good for them for bringing you in and listening to your advice.

I am working with similar DIYers who are doing renovations before we can start the staging.  They are a pleasure to work with also.

Sharon--It's great when they really listen and are pleased with the end result.  Now a sale would be the icing on the cake!  Thanks for your comment.

Lori- I do a lot of Staging Consultations where the sellers actually do the work.  That was a great idea going to an open house to take follow up pictures.  I did one recently and while the homeowners didn't do everything I'd suggested, it still looked and showed better than before.

Good job and the study/office really looked bigger.

Kathy--I prefer to go back in after changes and help to achieve good furniture and accessory placement, but some sellers have an "I can do it all attitude!"  I think they did pretty well.  Just a few things that I would change.  Thanks for your comments.

Great job Lori!  One of your many success stories and you have to love it when sellers DIY and achieve such great results. Great coaching! Here is hoping for a quick sale!

You obviously communicated your vision very well Lori, and thankfully, they were motivated enough to listen! Your advice was sound and I'm certain it will sell quicker than it would have otherwise. From your follow-up comments, it sounds as if they are already reaping the rewards.
