Walter has a very definite treatise on technology implementation as best defined in the following letter recently written to a peer that represents one of the most successful companies in the area.

 

Thank you for allowing us to be put into consideration for your upcoming conference.  It is my understanding that you are looking for a technology-driven speaker.  I believe that my seminars are the best in addressing technology implementation but certainly not in the same way as other speakers.

It is important to make sure that the implemented technology is cutting edge and achieves the agent's goals.  For example, everyone is talking about blogging.  Top agents don't do it because they don't have the time.  New agents don't do it because they have a rich source of topics.  My solution, which is different from everyone else's, is to include an "Ask (Agent's Name)" section on their website.  This will query the public regarding the information they really need to know about.  Once that question is submitted, the agent now has the topic for the blog.  He or she can research and then blog about it. 

Blogging is more fun because the agents are helping someone in finding an answer to their question.  The question and answer can be included (without names) in the blog and included on the agent's website, Facebook, ActiveRain, and LinkedIn.  If the character count is low, it can also be submitted to Twitter. 

Yes, my approach to technology is essentially what everyone else talks about it, but I like to add in that it needs to be profitable and easy to implement.  Everyone can talk about technology, but having a system in place that allows the technology that makes everything cheaper and easier to implement is a key difference.

Another technological interest is websites.  Most agent websites cater to buyers.  The buyer end of real estate has proven to be less profitable to an agent than the listing side.  Why then do most website speakers talk about websites that cater to buyers?  The reason is that many do not understand real estate or the systems necessary to create a profit. 

My perspective is to develop websites that cater to the needs of a seller.  The site would include sections for expired clients, FSBOs, out-of-state owners, and mature owners in large home buttons.  This information would be obtained then contacted by phone, direct mail, and E-mail.  Within the body of the solicitation, these interested clients would be sent to the website to further meet their needs.

As you can see, my website training offers seller solutions because once a listing is taken, that listing is then submitted to over twenty different websites, which will take care of generating the buyers.

I've shared two of nearly fifty unique and profitable uses for technology.  Please introduce your agents to technology driven with real estate systems so they embrace technology not because it is the "thing to do" but because they are making money and satisfying client's needs with it.
