Great house deals we sold during July 2009 - Orlando, Apopka, Deltona, Ocala

The Central Florida real estate market continues its steady pace.  Our firm had 33 sales during July 2009.  Below are just a few of the sales that Realtors with our firm sold last month.


 11605 Thurston Way                   3208 Dudley Drive                    4113 Winterwood Court

1. 11605 Thurston Way, Orlando, FL 32837. 3 bed/2 bath/2-car garage block house in South Orlando.  This seller used our flat fee MLS listing service.  Using our advice, they listed for $114,800 and sold in 31 days for $115,000.  They also used the $250 title insurance coupon from our website which makes the total cost of our service just $49.  Full price sale at a great savings.

2. 3208 Dudley Drive, Deltona, FL 32738. 3 bed/2 bath/2-car garage home.  This was a bank owned REO home in West Volusia County.  Great Deltona neighborhood.  Sold for just $49,000 - you think that will bring a positive cash flow?

3. 1923 Thor Avenue, Apopka, FL 32703. 3 bed/2 bath block home.  Another bank owned REO.  Sold after just 36 days on the market for only $52,000 to an FHA buyer. Can you say $8,000 tax credit?  

4. 8126 Sun Vista Way, Orlando, FL 32822. 3 bed/2 bath block home. Home shows like a gem. Totally remodeled kitchen and baths.  This was an investor flip property.  Another successful sale using our flat fee MLS listing service in just 78 days for $105,000.

5. 14415 SW 38th Terrace, Ocala, FL 34473. 2 bed/2 bath cheapo block home.  We sold this bank owned REO house to an investor for just $28,100 - again do you think that will bring a positive cash flow?

6. 4113 Winterwood Court, Orlando, FL 32812. 4 bed/3 bath/2-car garage pool home in the Conway area. Short sale deal that sold with a total of 122 days from listing to closing. Price at only $200,000.

Rob-  Congrats on all the good deals and on helping people get what they want/need.  Oh--BTW-

"only $52,000 to an FHA buyer. Can you say $8,000 tax credit?"  It would not be $8K for the tax credit, as it's only 10% of the total price or $8K, whichever is the lesser.  So, technically, would be up to $5,200.  :)
