Sonoran Property Inspections tips for your AC system.

 

We are now well into the cooling season and Sonoran Property Inspections LLC wants to pass along some helpful information.  The following 3 tips can be very useful.

 

Item 1-The A-frame coils tend to get dirty and clogged inside the portion of the air conditioning system that sits on top of or on the side of the air handler. The dirt will slow the airflow and reduce cooling. The A/C contractor will do a gentle acid bath to wash off the coils to restore the airflow and clean the tiny fins.  Sonoran Property Inspection home inspectors check these A frames and almost always they are in desperate need of a cleaning.  The best way to keep this A frame clean is to change the air filter every 30 days.

 

 Item 2- The A/C system has a condensation drain line. This tends to get clogged in the cooler months from spiders, bugs, rust, dirt and such, then when the cooling season hits and the humidity levels rise, the condensation tends to back up and not flow through this drain line properly. The condensation backs up into the A frame coil pan and overflows the pan. The resulting water damage if not caught in time can be pretty extensive.  The A/C contractor can blow compressed air through this line and keep it clean and free of debris.

 

Item 3- The outside Condensing unit. This is what everyone calls the air conditioner. Please make sure you don’t lean bikes and yard tools up against the side of this unit. If the condensing unit does not have enough clear space around it for proper airflow into and out of the aluminum fins, the unit can freeze up and of course fail when you need it most.  The aluminum fins are very fragile and can be bent very easily. We have seen weeds and grass 3 feet high right up against the condenser and this will ruin an a/c system pretty quick.

 

The good news is that homeowners can call a quality licensed air conditioning contractor to do an a/c service clean in most instances for about $100, multiple units can be a higher price. This is pretty cheap considering the thousands of dollars you can save by preventing problems in the first place. This is also a great way to reduce the stress during a home inspection and having a home inspector find issues with the system.
