Vacant Staging....What a difference PART 2

Lately...I've been working with alot of new construction homes that have an angled fireplace. Builders love to build them with vaulted ceilings because it makes the room feel much bigger than what it actually is.  This also creates a problem for potential buyers. Since the angled fireplace is a new feature (at least here in Cincinnati), they don't know how to arrange their furniture and work with the space.  If buyers walked into this vacant room...they may become lost and frustrated trying to imagine how they would arrange and decorate the space.

Staging a vacant makes all the difference!  Now buyers can walk into this room and get a very good idea of how to use this space with the angeled fireplace.  It's warm and inviting and you know what?....It feels like "home".

I can first hand say you are so right on staging.  I had a vacant home in California up for sale almost 9 months of which the mortgage alone for those months was over 20K.  After we finally staged it to the max we got an offer two weeks after.  This was in last years market!  Just shows if I spent a little money up front on staging I wouldn't have been out that much money at all.

We have so many vacant homes on the market now, and they all need staging. It's not easy to rent appropriate furniture here, though.

Teresa, I have seen a lot of construction in my area with these angled fireplaces.  I agree that buyers have a difficult time envisioning furniture placement with these features.  I like that you staged a flat screen above the fireplace.  I've been in a few owner occupied homes with angled fireplaces and they have the furniture arranged around a huge T.V. entertainment center..often times right next to the fireplace.  I've actually recommended to a seller to remove the entertainment center from the room and rearrange furniture around the fireplace as the focal point.  When selling..some of these sacrifices are necessary.

BTW: I also like your slipper chairs.  (see my post about Putting life back into an empty living room)
