We chose Appfolio as our software solution for several reasons.

First, we wanted a program that could handle our current portfolio of 2,000 tenants consisting of single family, apartments, and commercial properties.

Second, we wanted a web based program. Web based means no more backing up issues (Appfolio does it), no hard drive failures, no network issues, and consistent program availability for our three offices and for onsite staff. We can also use the program at home or on the road.

Third, Appfolio has an accounting program that is both understandable, foolproof, and consistent with trust accounting requirements.

Fourth, we are convinced the Appfolio is committed to providing an ever improving program.

Fifth, we are serious about reducing our use of paper and Appfolio is a great vehicle for both going green and saving money doing it.

Finally, Appfolio was able to migrate all our Yardi Enterprise data which was important for us. We have a large database and being able to bring all our data into Appfolio is a huge advantage.

We are still learning the program but we are confident that Appfolio gives us a competitive advantage over our competition as well as increased productivity. The whole idea is to give our customers the information they want and provide our staff a tool to get that information to them on a timely basis. Appfolio helps make achieving that mission month in month out a reality.

Kudos!!! - I remember whenI went from Yardi DOS to PROMAS with less than 200 units....accessing data from multiple offices and sites is manditory nowadays and I really like the NO BACKUP part....

We're on the Buildium trial period right now.  It's our first PM software.  I looked at PROMAS this week, too, and watched their demo.  Man, I was overwhelmed after watching it!  Buildium seems easier, so far, but I've not yet gone through all the tutorials.  We'll see...

Well written - we must all make adjustments/changes to make OUR jobs easier, more productive, etc....  Internet accessibility is a must.  Sounds like this was a relief for you.  Our portfolio is just a fraction of yours.... but we STILL need and want the same things you mentioned.

Eric * PROMAS is great and owners LOVE it....I can e-mail statements AND tailor statements as the owners' want...it is EASY to learn and use and PROMAS support is EXCELLENT

Looking for a Property Management Web Base site.  What is the best?  Looking at Buildium, Propertyware and Appfolio.  I want one with good Tech support.  Thanks for any advise I can get.

We still like Appfolio for the reasons stated above.  Plenty of support and lots of features.

Are you still happy we manage 400 units as a third part manager and are considering switching from rent managert to AppFolio. What do you think. What are your biggest problems with AppFolio?

Appfolio has been top notch.  The few issues are making changes to get our reconciliations quicker, we need a file to clear checks and they have not been able to do it.  So it takes us several hours to do this.  We have a lot of checks to clear.  The accounting overall is great.
