I need opinions/thoughts re: how a gas station would effect property values

I Have a past client who is living in a newer subdivision in which one of the front entrance ways to the subdivision had not been built on yet.  Well now the builder sold that land to the village who in turn sold it to a gentleman who plans on building a car wash/gas station there. 

 Some of the houses do back up to and face this open lot.  Also, this subdivision is in a secluded area where 2 main roads cross.  But it is a nice quiet area which is what attracted folks to the neighborhood. 

So I would like opinions from you all ... will this effect their house values in this subdivision and if so how????

Some lenders will not lend if a home is backing a gas station or industrial.  So one problem you might come across is getting a loan.  However this was a practice with the subprime lenders, so with a paper clients they should be fine.

You may have insurance problems also. The safety issues that arrise when you are that close maybe an issue to an insurance company.

Those properties backing up to the gas station will definitely lose some value due to their location.

Those homeowners may want to get involved with the city planning board to learn more information and determine if this is something they should fight against.
