Door knocking

When you are "door knocking", are you ringing the bell or knocking on the door to talk with someone at home or simply placing your marketing materials at the front door?

Also, if you get someone at the door, what do you say to that person? 

Do you have an action list of what you want accomplished with that person at the door?

If someone invites you in, do you go in at the moment and give them a "listing presentation" or do you make an appointment?

What do you typically do when you are "door knocking"?

I have been taught by Bill Nabsy who was very effective at door knocking and by Danny Morel.

What do I say? Hi real estate here, when are you planning on moving. you're not! I didn't thinkso.

how long have you lived here? Where did you move from?

What Specifically is keeping you here. Then you are not ready to move or then you are ready to move

and I make an appointment.

Sometimes i preview a listing in the area and then I say. i just previewed the house on your block

who do you know that would like to move into our area? Where did you move from, How long here?

And so forth

Always knock and I don't know what I'm going to say until I know if they answer the door in a friendly manner or a what the hell do you want attitude. If someone invites me in, I just talk for a few minutes about them and then say after a few minutes. You know I have appointment in about 20 minutes and I would love to talk longer. Would you mind if I we meet Saturday at 9am or would 2pm be better. Then do your presentation then.

It makes a big difference.

Introduce yourself and have something to give to them. It can be as simple as "I'm so and so. I'm a real estate agent. If you ever find yourself in need of an agent, here's my card." Keep it simple, don't tie up too much of their time.

I just introduce myself, ask if they or anyone they know are thinking of buying or selling.  I always leave them with some type of marketing material from me.  Whether its my business card or brochure.  I always leave something. I don't ever do a listing presentation.  I always get some information and set a time to come back.

I truly have to say door knocking is my favorite way to prospect.  I like to be face to face.  Not only that... you come across some hysterical things, like the guy answering the doors in his boxers.  LOL and then what do you do?  You just get a good laugh and move onto the next door.  I generally go door knocking around an area of Just Listed or Just Sold and in the event I have a client determined to move into a specific area I knock those doors.  I use a script similar to Val's.  Take a flyer with a Just Listed.  Let them know you are informing them of what it going on in their neighborhood. "who do you know that is moving"?  I've had people anxious and want me to view right at that moment.  I have done that and had all my ducks in a row for our appointment.  Just go with a smile on your face, stand tall and be willing to help the homeowner.  Oh, and make sure you have somebody with you for safety.

Door knocking has been an effective manner for my name and face to become known in my farm.  I have not had any direct business result from the actual knocking, but coupled with my other marketing I have become memorable. 

 I try to door knock through my entire farm area once to twice a year.

If you are planning on door knocking, you better have plans to meet people.  However, all you should be looking for is a quick contact, not a big presentation.

Get in touch, say hello and get out.  You can grow the relationship more as time goes on.

 It took me a few weeks but this week I finally knocked on FSBO doors (no answer) and went to FSBO Open Houses (Have a possible listing - going back tomorrow). Didn't hurts as much as I feared it would, and actually got a little easier each time.

This week I think I will take another agent from my office and go door knocking. I like the hi we are .... and wonder if you know of anyone who might want to move her as we have houses in your neighborhood thing.

Each week, one more step outside my comfort zone.

I never considered door knocking until joining AR.  It seems to come up pretty often.  I'm slowly getting more and more nerve up to do it.  So keep on talkin'!!   :)

I also like the idea of going with a brochure.

Door hangers work great too.  I used to do the "cross my fingers, hope they are not home"  It gets easier.

Ann, safety is becoming more of an issues these days.  My company recommends that we pair up with someone.  One works one side of the street and the other takes the other side.  Always carry your cell phone and it's good if you can have a family member or close friend call every 1/2hr to an 1hr to make certain that everything is ok.  Always let someone know what area you are in during the duration of the time.

The having someone check in every 1/2 hr or so is also a good idea when you are doing Open Houses. You never know who is going to come in the door.

Real estate is really a leap of faith in the goodness of man. You are with strange people in strange houses daily. It takes a lot of trust.

Susan - This is what I have been taught by some of the best door knockers in my area.

•1.     Do not ever ring the door bell. Knock on the door friends always knock.

•2.     Always have something with you to give them, or leave behind if no one is home. (This could be area values, note pad, anything. Personally I like the note pads. 50 pages of your contact info.

•3.     What do you say? A few things you can do. The first time around have a list of about 6 questions you can ask. Tell them that you are taking a survey of the neighbors in the area, and ask them if they would mind answering a few questions. Have the questions do with the neighborhood. The next time you walk those same houses you can tell them that you have the results of your survey.  And give it to them ( one important thing when you ask the questions pay attention to how they are responding to you. If they start to look bored or give you the impression that how can I get you out of here cut the questions short. Last thing you want to do is annoy them.

•4.     If they invite you in that is a judgment call. Remember you want to bond with them, but at the same time the more time you spend with one person the less time you will have to knock on doors

•5.     As far as doing a listing presentation if they ask you in make an appointment for another time. You want to be prepared, and do your home work first.

•6.     One very important thing after knocking on the door take a step back, and angle yourself in a 45 degree angle away from the door, and have your hands at your side. It is less intimidating.

Thanks for all of this advice. I live in Florida and it's OVER 100 degrees out daily. I have NOT yet seen anyone post what TIME of day people do this Door Knocking and does ANYONE in Florida Doorknock? I have lived in my neighborhood for about a year, but I grew up in the neighborhood, so I'm not exactly new to it. I could certainly have something to talk about with neighbors that have been here for a while and from the beginning. I've been trying to work up the nerve to actually door knock. I have the anxiety of people shooting me at first sight. Ever since one of our agents told us a story about another agent that was mistaken for someone else and was shot, I've been freaked out by that and am scared to go up to houses. Wouldn't you  be? Sheesh!

Though, I do pull up to FSBO's and Expireds and knock on their doors, but so far...nothing there. Anyone have any other ideas? I've spent a lot of money on postcards with no results from that either. I'm just trying to be consistent, so I keep on doing it.

 I'm going to build up some courage to walk door to door, I think. I'm taking the Lord with me and my pepperspray/mace!

Door knoking?  Are we still doing that?  I guess...but only if I have talked with them, am doing business with them, and meeting them face to face.  Otherwise it can be a tedious cold calling nightmare.

The most important component to door knocking is, when you do get an interested party, FOLLOW UP or you've wasted yours and the prospect's time.

I was taught never to give a listing presentation right then, you need to prepare for it.  You can get information and set a time to come back.  If no one is home I always leave a piece of my marketing.  When someone does answer I just ask if they have thought of moving anytime soon, if not, do they know of anyone who is, anyone in the neighborhood or family or friends.

Hey y'all! I went door knocking today and it was a HOT HOT HOT muggy day, but I got 1 great lead out of it who will be moving on August 15th and had NO Realtor! YAY ME!

Ok, also got a SUPER great lead from KID! His mother is looking for a house, because they live in a Rental. The Rental will be going up for sale and the person who owns the place that they live in is selling anotehr rental home two doors from the one they live in! Can you say, "CHA CHING?"

Then, the house in between the two of those are moving to SOUTH Florida! What? That's 3 homes in a row going up for sale within the next couple of months....and I'm the friendly neighborhood Realtor that is going around just meetin' my neighbors and giving out pro-football schedule magnets w/my business card on them that cost me .18 a piece at www.houseofmagnets.com !

I went to about 26 houses. Most people weren't home. There were some that were home that didn't answer the door, but I don't think those are bad odds. 4 leads, 1 within a couple of weeks...3 short future with a possibility of helping the renter purchase making a purchase. Only 5 people actually answered the door.

 Those aren't bad odds! I'm going to continue this type of prospecting. Whoever didn't answer the door got my flyer that says "So and So Neighborhood Expert" The rest of it says, "who can better sell the benefits of living in our great community than someone who actually lives here?" Is that powerful?

 I HOOOOOOOOOOOPE it works, but sure does get my adreline goin'!
