4 Day Short Sale Approval

Our office does many short sales and we just recently closed on one that we received our fastest approval ever on.   4 Days!!!  We worked with a company called Green Planet Mortgage Services and they were fantastic.  One of our investors was losing one of his homes, so we put it up for short sale.  Green Planet was happy that we did a CMA on the property and they said that they looked forward to working with us.  We listed it for market value.   We had a few showings on it and Green Planet would call and ask if we had any offers. One day we received a call off of the sign and I went out and showed the home one day and let the Buyers know it was a short sale and it might take 1-3 months maybe longer for approval.  The couple wanted to go ahead pursue the short sale.   We wrote up a cash offer and sent it to the title company to prepare a HUD.  We sent the HUD along with the offer to Green Planet for approval on a Friday.  They called back immediately and said they would have an answer in a few days, I was shocked and a bit wary.  Four days for short sale approval?  Who are you kidding?  On Monday the approval came!  Did I mention that this happened in 4 DAYS, not 4 weeks, 4 months, 4 DAYS!!!!!  The Buyers were thrilled, the Sellers were thrilled and so was I.   Still working on 12 other short sales, many with offers, many with no word or call backs or appraisals or anything from the banks.  I guess I should just be happy with 1 that went quickly!
