Who Pays For What In a Real Estate Transaction in California?

The Seller Generally  Pays For:

  1. Real Estate Commission
  2. Escrow Fee's (50%)
  3. Document preparation Fee
  4. Documentary Transfer Tax ($1.10per $1000 of sale)
  5. Any loan fees required by Buyer's lender on Government loans.
  6. Payoff of all loans in Seller's name.
  7. Interest accrued to lender being paid off.
  8. Termite Inspection (according to contract).
  9. Any judgments, tax liens, etc. Against the seller.
  10. Tax pro-ration.
  11. Any unpaid homeowners dues.
  12. Recording charges to clear all documents of record against seller.
  13. Any bonds or assessments (check contract)
  14. Any and all taxes that are delinquent.
  15. Homeowners' title insurance policy premium
  16. Homeowner's association transfer fee - doc fees.
  17. Zone Disclosure report.
  18. Possible negoitated of repairs that where in the home inspection.

The Buyer Generally Pays For:

  1. Title insurance premium for lenders policy.
  2. Escrow fee (50%)
  3. Document preparation (ifapplicable)
  4. Recording charges for all documents in buyers name.
  5. Termite (per contract).
  6. All new loan charges (except those paid by seller).
  7. Interest on new loan from date of funding to 30 days prior to first payment date.
  8. Assumption/change of records fee for take over of any existing loans from seller.
  9. Inspection fees (property inspection, roofing, geological, etc).
  10. One year fire insurance policy.
  11. Next months HOA fee's.
  12. If working with buyers brokers agency any cost that can arise. Please check contract.
