So I recieved a personal coaching session on Short Sales. Here in a nutshell is what I learned that may really benefit you.

1) be Totally Honest with the Clients situation when talking or present to the loss mitigation department.

2) If you aren't totally upfront you get to go in the round file(ha ha)

3) You need to know what you are talking about and using their process and their words or  they won't talk with you.

 4) If you can show them that your deal will cost them less than the foreclosure, then they know the YOU ARE ON THEIR SIDE  and want to save them money.  What a concept.

So  Get Some training, pay if you have to and make something happen!

Good info but this is only the tip of the iceburg. If you want to really get into this side of the business then look at posts on this tpoic by me and several other Brokers. It is not a business for the faint of heart.
