Staging turns into project management - Guess How Much

I was referred by one of my best agent partners to consult with a client who needed to list their vacant home. Not only was the home vacant, it was 16 years old and had not been updated....and needed it.

The owners commute an hour and twenty each way to their business and just did not have time nor desire to supervise this rehab. They wanted me to take it over and then stage.  I agreed. It's been an adventure that I have enjoyed. We had to change all the floors, paint, lights and most countertops and hardware.

The clients didn't even want to see a design board or plan.  And we are hoping to complete this week - less than 3 weeks since starting.  We even had to dig up part of the driveway to improve the slope. We found out why it was so wrong. Solid rock underneath. The subcontractor broke a $3000 jackhammer getting that rock out. I had a bottom line budget to do everything ...so smart shopping was required for everything and everybody.

Here's some befores. Check back for afters.  I'd like to have folks give an estimate of about how much this reno would cost.

House is 4000 SF, Will list for about $460k, is inear Spartanburg SC. We replaced all the floors, painted most of the house, replaced countertops in kitchen (granite) and master, replaced allmost all the lighting and hardware, landscaped, fixed the slope in the driveway and regrouted tile in master shower.I had it inspected so we could address those issues too.  Wasn't too much that we didn't already have on the list.

When we're all done, I'll do a light staging and take pictures.
