I know the term Short -Sales is over rated. There are some really good deals if the buyers are patient. I wish there was a stream line process to make it go easier for the buyers.

Ok, you do have an issue. Here is my answer. I take a look at the loan documents and find the fraud. We challenge the validity of the claim of right to foreclose. Then we find the fraud in the loan ie... TILA, RESPA, HOEPA, CIVIL CODE 1632. With all of these tools to choose from we can now dictate to the lender our price. Or we can sue them for the alleged violations. The choice is the banks. We are able to negotiate at 50% or less of the value of the home today and the loan is no longer a problem. We have all the financing we need without qualifying. We have buyers lined up to buy the home from us with the incentive of no payments for 1 year at full appraised value with 20% down. This is where your conventional 20% down comes into effect. Leverage is the key to negotiations. I hope this helps.

I have many realtor clients who are scared to death of short sales. They are either scared of the process moving too quickly or too closely. What would you say to the hesitant realtor who says, 'It's just a fad, and I don't have time to learn how to maximize my effort."?
