I wonder how many more of these calls I will get in the next 30 days..........

As the day draws ever closer to the end of The American Recovery and Reinvestment Act of 2009, we know it better as the First-Time Home Buyer Tax Credit, will we REALTORS® be getting more phone calls about buying a home?  Sitting in the office yesterday morning the phone rings and on the other end of the line was a buyer wanting to see a home.  It was not out of an absolute need, NO; it was out of a desire not to miss out on the $8,000 tax credit.  So I will be showing this pre-appr0ved couple homes this evening.  What about you?

If you want more information on the tax credit here are two links:

The tax credit at a glance, www.federalhousingtaxcredit.com/2009/glance.php

Frequently asked questions. www.federalhousingtaxcredit.com/2009/faq.php

There is one thing that we know for certain and that is this program is scheduled to end at the stroke of midnight on November 30, 2009.  And if you are going to purchase a home and take advantage of this tax credit you need to begin to take action, just like the young couple above, and have a contract on your new home and scheduled to close on or before November 30, 2009.

Take a look, this is how much time is left until the clock reaches all zeros and the tax credit has ended.

Hello Don,

We have a lot of buyer's that are interested in all of the short sale and foreclosure homes that have innodated our market here in Florida.  Now we have a program in my area the Neighborhood Stabilization program that assist the buyers with foreclosures that are severly torn up or in bad shape and won't pass the typical inspections.  Some of our buyer's are still on the fence too I have noticed.

Yes time is ticking away on this deal my friend. I have seen more people starting to realize that if they want the credit, the better get a move on.

Thank you Ann,

April,

I hope that you will see a lot of absorption in the on hand inventory of short sale and foreclosure homes.  I would hope that the buyers will come down off of the fence too.

JL,

I have a feeling, my friend, that we will hear a loud outcry when the program ends because folks haven't had time to take advantage of it.

Have a GREAT week sir.

I am sure the liberal government will find more money to give away next year so the cycle will start all over again.

Good evening Rick,

You may have a point and yes this liberal government may very well print more money and recycle this program.  The other side is they may not and there will be a lot of people missing out on the opportunity. They should act now.

Judy,

Thank you ma'am.  It is amazing as I look at the clock how quickly time is flying, it is NOT sitting still waiting on folks to come down off of the fence.

I left a question on one of your previous posts, and was scrolling down trying to remember which one it was (never remembered. lol) when this timer caught my attention. That is awesome! I HAVE to get one of those. It think that many of us are concerned about the many buyers who are going to miss out on this much-needed tax rebate!

Good morning Lisa,

I thought that the timer was something that stressed the importance of buyers moving just a little bit faster because time is short and getting shorter.

BTW, could this be the question, "I keep thinking 2 lines of thought, as I watch the AR numbers increase so rapidly. 1. This isn't really a questions because it's obvious. Many people in the real estate industry just watched as more and more business was going to the bloggers who put their efforts into building their business with Web 2.0, and they finally jumped on the band wagon, not really knowing what to do, except follow. (I don't feel sorry for them) and 2. This one is a question. How many of them will really put forth the effort that's required, once they realize how many hours we put into blogging for our business, and along those same lines, how long will they stick with it?"

The deadline is certainly approaching fast and if they want to get that tax credit they do need tto act fast. For those hoping they will extend the credit, it certainly isn't looking like that is going to happen.

Good afternoon George,

I haven't looked at the clock in about a week and I was surprised at what little time there is left for buyers to act.  Can you say less than 60 days?
