This is an area that I have trouble understanding.  You never know how your clients are going to take the results of their home inspection.  I have learned that I need to know the different inspectors well, and pay attention to the personalities of my clients also.  You have to know how to take care of each person's needs and how to handle their concerns.  See, here in Alabama, we are a "caveat emptor" state, which means, "buyer beware".  You do not want to assume liability as an agent by referring someone you know to them.  It's very tricky.  But at the same time, you want your clients to be matched well with an inspector who will educate them, prepare them, and not totally kill the deal with big, scary words.  This is an art I have yet to figure out.  Most clients handle it well.  I can sometimes cushion their fears, but there are others who freak out and run.  More to come on this topic....as I learn more.

Nicole, the professionalism of the inspector will set the tone. If they come in introduce themselves, be clear about what they are going to do, and make the distinction between areas of concern and areas requiring immediate attention it should go well. If the buyers follow the inspector but don't get in the way, he can give them the mechanical and maintenance tour of the house so that they also get comfortable with it.

Once you've done a few, you may be able to point out some potential areas to the buyers before the inspections, and then make a point of questioning the inspector about concerns before they start.

Thanks so much, Ed!  I have been learning more by being present at the home inspections.  In a few cases, I have been able to prepare them for what they may learn.  In one area, mobile homes, I have had a few problems.  There are new permanent foundation systems being used that not all inspectors know about.  Like, for instance, an all steel system looks as if there is nothing holding the home down, when in fact there very much is but you have to know what you are looking for. 

I have established a list of home inspectors that I have used and like that I do give to my clients, but they are told that they are free to choose whomever they would like.
