July matched June's numbers for 57 home sales.  The market is alive in Fernley, although not well yet.  The sales show people are making their home in Fernley and supporting the local business community.

 

The golf course had 3 sales:

2 bank-owned #1 listed $89,900, sold for $87,500; #2 listed for $119,500 and sold for that.

 

1 relocation sale, listed for $159,900 and sold for $139,950

 

The rest of Fernley had 54 sales:

37 bank-owned:

   list price high $354,900  low  $44,900  average $115,049

sold price high $354,900  low  $44,900  average  $116,648

average days on market was 77

 

10 short sales:

list price high $279,900  low  $79,900  average  $150,570

sold price high $240,000 low  $79,000  average  $143,300

average days on market was 225 days

 

5 regular owner sales:

list price high  $299,000  low  $124,900  average  $205,860

sold price high  $250,000 low  $123,000  average  $183,200

 

2 court approval required sale, listed $145,000 sold for $148,000

 

1 relocation sale, listed $150,000  sold for $140,000

 

Starting off August we have 249 listings for all of Fernley. 

The golf course has 36 listings:

9 bank-owned, list price high $149,900 low $86,400  average  $117,400

 

21 short sales, list price high $160,000  low  $74,900  average $130,619

 

6 regular seller listings, list price high $499,999  low  $180,000  average  $279,166

 

The rest of Fernley has 213 listings:

68 bank-owned, list price high $176,920  low  $39,900  average  $98,143

 

98 short sales, list price high  $250,000  low  $59,500  average  $112,498
