Short term rentals of one week and longer are available through September of 2010. After September of 2010, minimum length of stay is 30 days.

FYI for people purchasing property in Hawaii: Property tax rates in Hawaii are 400% higher for properties that provide short term rentals. So we're keeping our 3br as a short term rental and our 2br will become a long term rental.

We've already paid the taxes for short term rentals through September of 2010 for both properties so that's why you can reserve the 2br as a short term rental until then. However, to change the property type from a short term to long term rental, you must do it a year in advance. The deadline is once a year in September so you have to decide now to make the property a long term rental but it won't take effect until a year later, in October of 2010!

It's a crazy system but I think it maximizes revenue for the state. Taxes for this property are $16,000.00 a year as a resort rental and around $4,000.00 as a residence/long term rental, quite a difference.

Vacation rental rates and long term lease rates include two parking stalls, high speed internet, phone service with unlimited local and mainland phone calls, cable and water. Vacation rental rates also include electricity. (On a long term lease, the tenant pays the electric bill based on usage and the monthly association fees for the upkeep of the grounds. You don't need a gardener, lawn mower or pool maintenance person.)

We are looking for a long term rental atleast a year and would like some information on your properties and prices. Are your properties pet friendly? Also with your change over to longterm form short term will there be something in november? Please just let me know.

Hi Christin,

With a couple of room moves within your three month stay, we might be able to fit you in. We do have guests who stay for a month or more but most guests stay for a week or two. Our place is like living at a resort, guests like this. There are also townhouses in the Ko Olina area which are less expensive than living at the resort. It depends upon your budget. Beachfront is typically more expensive than say a golf course view or mountain view.

I'm retired Navy, and my fiance' and I just finished contracting in the Middle East for the past couple years.  We'll be heading back to the states in mid-February, and then shipping household goods and the car to Hawaii soon after. 

We're interested in a furnished short-term rental from around 14 March 2011 until we find something more long term... maybe a month or so.  My new job has a tentative start date downtown, so I want to get a feel for the commute before committing to anything long-term.

We'd prefer to stay someplace homey and personable like yours, rather than a typical hotel in downtown Waikiki.  Do you think you'll be able to accommodate us?

Hi, I'm looking for a 3-4 bedroom house for a 3 year rental. My husband & I are being relocated to Oahu for his air force job. I've stayed several times in the condo/town-homes in Ko Olina & would like more info on long term housing if possible. Our arrival date would be sometime in May/June & Renting shortly after that. We do have a small 20 pound beagle that never barks, no children. We are looking for more of a home type & not a condo/town-home rental.

The Vacation Rental option is today proving to become more and more popular as it provide in most cases more space (multiple bedrooms and bathrooms, separate living areas), more amenities (fully equipped kitchens, fireplaces,private hot tubs), convenient locations (on the beach, ski-in/ski-out) and greater privacy than a hotel.
