Cardiff, or more formally known as Cardiff-by-the-Sea, is a small, charming seaside town tucked in between the San Elijo Lagoon, to the south, and Encinitas, to the north. While officially part of Encinitas in terms of town government, Cardiff has its own zip code (92007) and, most will agree, an identity all its own.

West of the 5 are two major residential areas of Cardiff, the Composer District and the Walking District. They vary in terms of housing, pricing, and atmosphere, as well as ease of getting to the beach and to the downtown area.

Views from a Cardiff Composer District homeThe Composer District in Cardiff is named, well, as you can guess, because of the streets, about 15 of which are named after famous composers - Rubenstein, Chopin, Bach, Mozart, Verdi, Rossini, and Liszt, to name a few. Located to the north of Birmingham (main road and exit off the 5 freeway), this area is primarily residential but close to the downtown shopping area.

Unlike the Walking District's grid-like layout, streets in the Composer District tend to wind gently up and down the hills, offering sneak peaks of the ocean just a few blocks away, and a broad mix of housing in a range of styles. 

While not all of the Cardiff Composer District homes for sale offer ocean views, many homes do, given their location on hills facing west, which of course contributes to the high prices in this neighborhood. Access to the ocean, while close, is not a simple matter, as there are railroad tracks and the coast road to cross; the closest road that does so is Chesterfield in the heart of town. But beach-goers and surfers find their way down winding paths and walk across the tracks and road without much difficulty regardless.

The Cardiff Composer District homes tend to be expensive, as is Cardiff in general. A major difference between the Composer District and the Walking District is that you will find more attached twin home-style properties in the Walking District. The Composer District also feels a little less crowded because of the lots and how the homes are configured along the winding streets.

Currently there are 11 Cardiff Composer District homes for sale (out of 43 total), all of which are detached single family homes. These range in price from $829,888 to $2.9 million. 

There is only 1 property priced under $1 million.

Since the beginning of 2009 there have been 9 Cardiff Composer District homes sold with an average price of $1,343,277, or $563/SF (DOM = 71 days, at an average of 92% of asking price).

Such a nice presentation of these neighborhoods. I love the Seaside Market there. When I visit, I enjoy walking on the beach around 6 a.m., and then going to that market. That whole area seems to retain a wonderfully authentic feeling of an "original" southern California beach town. You did a great job with your videos.!

George - I know what you mean. When I have open houses there it's hard to not sit there are just stare out at the views and the ocean. And if someone has the money they can buy an home there and do just that! LOL
