They weren’t that long ago, having fizzled away and disappeared in to the fog of “alternative lending” programs that are no longer with us. While many alternative and subprime mortgage products needed to disappear in order to bring the realm of real estate financing and markets reliant upon it back to a more sustainable level, the stated income loan is sorely missed.

 

The stated income loan was designed to meet the specific needs of the self-employed, commissioned Chess Game From bilounet photo courtesy of flickr.comor bonus receiving homeowners. People receiving irregular revenue streams with spiking expenses who have exhibited a successful track record of budgeting to accommodate those ups and downs. These are financially savvy people who have owned their businesses or been in their commission/bonus positions for more than 2 years. They are continually making strategic decisions when it comes to their finances, both business and personal.

 

While we used to be able to offer a stated income real estate loan program to this type of borrower, creating a smoother loan process for them while limiting the stacks of income documentation we would need by not asking them to verify their income with more than their exhibited ability to pay (payment history/credit scores) and their CPA’s verification of their business or their business license, those days are gone. The self-employed, irregular income/expensed borrowers now need to drag out their tax returns and qualify based on the income and expenses they have reported and filed. The net verifiable income they pay taxes on (forget about any cash revenue!), after their business expenses are deducted.

 

Typically, the most recent two years of personal and business returns will be required. If you are a “sole proprietor” filing Schedule C, the lender/bank’s underwriter will average your line 12 income for each tax year adding back any depreciation/depletion expense on your Schedule Cs. If your business is incorporated or a partnership, 1120/1065 tax returns will be required for the underwriter’s review in addition to your personal tax returns. In all cases, a two year average of your reported net income for the most recent two tax years usually is used to determine your income and level out the spikes and dips that business/ commissioned/ bonus income earners typically experience. These days, as in days past, declining income is a big no-no.

 

Do you have bills you are personally liable for that pass through your business like credit cards, vehicle loans, or other installment loans? If you can prove these bills are paid by the business by providing 12 months cancelled checks, we will not need to count these bills when qualifying you. Regularly have vehicle loans that are traded in/sold, and you have acquired another one during that 12 months? We can usually still work with this, by exhibiting you have a history of doing this. Otherwise, the new vehicle loan payment will need to be counted in your personal obligations when we qualify you.

Make sure you get preapproved for your real estate financing before you go “house hunting”, as the rules probably have changed since the last time you applied for a loan, secured or unsecured. We hear a lot these days about “credit tightening”, and it is your market segment in real estate and business financing that has been most affected by this lack of flexibility in underwriting criteria. Best to check in and make sure the financing you are counting on is available, and plan ahead as you may find you don’t qualify for the amounts you could have qualified for in the past. The rules have changed a lot in the past two years!

Karen - You're singing to choir, my friend.  I haven't done a stated loan since November of last year because I can't get any self employed people qualified for what they want/need simply because I have to use their AGI for qualifying.

Just recently, I tried to get a self employed couple qualified for enough to purchase the house that they had been renting for years.  Unfortunately, I couldn't qualify them for enough even though their rent for the last four years was higher than the new mortgage would have been and we had a VOR that they had never been late on their rent and were excellent tenants.  Go figure

Hi Donne - It is isn't it? The Internet and sites like Active Rain make our world that much smaller, I think. I grew up in Thousand Oaks, though, and spent half my career in that area. Repeat and referral business still comes from the Southern Calfiornia markets I was in, including Ventura County. Our current house guests are from Simi Valley ;-)

Karen - WOW!  Our worlds just got a whole lot smaller.  Although I work in Westlake Village, I live in Simi Valley, up in Wood Ranch.  Hubby and I are valley transplants and escaped in 1996.  Having been born and raised in Santa Monica (and rarely making it over the hill), I was pretty much a "Hollywood brat" when I met and fell in love with my "valley boy".

Moving to Granada Hills was a culture shock for me and then one day hubby comes home and says "we're moving to Simi Valley".  Simi Valley?  I had no idea where Simi Valley was and had never been there.  Well, 13 yrs later, I LOVE Simi Valley and at this point in my life, wouldn't live anywhere else.

Karen - OMG THE ODYSSEY!  I remember the first time hubby took me there and how much I liked it.  It still has a wonderful view of the valley.  We still go there on occasion too.

As for Santa Monica, I'm going to be dating myself when I say this but I remember when the Promenade was being built.  My family and I lived just a few blocks away when they started turning it into what it is today.  Before, it was turned into what it is now, it was just a long strip mall, sort of.  Then they blocked off the streets and turned it into the shopping mecca that it is.

Okay, Donne...I'll walk the memory lane with you. :-) When my family first moved to Thousand Oaks from Palos Verdes, Jungle Land was just closing down, there was no Oaks Mall, and the 101 Fwy was newly opened - forget about the 23 and 118 fwys. ;-)

Oh Lordy Karen!  JUNGLE LAND???  No offense meant but that was before my time.  LOL  I have heard from Conejo Vally natives that they remember life before the 118 and the 23 though.  However, without those freeways, I would think that Simi Valley & Moorpark would have been virtually isolated from the world, except for maybe the 126.

Palos Verdes - oh what a memory that brought back.  Just one last memory lane moment (I promise).  I had a grandma that lived in the south bay (El Segundo) and she used to take us down to Palos Verdes whenever we visited and she would take us down to where she had her boat and would sail us around the bluffs.  She was my favorite grandma because of who she was, independent, spirited, a bit of a rebel and lots of fun.

Hi Donne - No offense taken :-) Do you remember the marine park on the Palos Verdes Peninsula, or was that before your time, too? I had a grandma just like yours - spoke her mind and to date I have only met a couple of other people who I respect as much as I respected my grandma.
