Some Simple Steps To Success!

In this challenging market, you must present your property with its best foot forward, out shine the competition and be ready to MOVE! So before we put out that FOR SALE SIGN, take time to follow these simple steps for success so you can have a SOLD SIGN UP QUICKLY!

First on your list should be Get Your Home In Shape To Sell!

You want your home to be in tip top shape! Been putting off some little repairs? A leaky faucet? Door sticking? Believe me, a potential buyer will notice and will discount your home's value way more than what it takes to repair! A $15 faucet repair becomes a $1000 deduction in their eyes! So get out that tool box or better yet call your handyman for those small items! ( If you have a major repair and have a problem with that, we will address your options in a later post.) A buyer will have a home inspection and many of these items will need to be addressed anyway, so get them out of the way now! Oh, one little trick, and it is so easy is to make sure the front door lock works smoothly. Nothing like trying to jiggle the lock for a few minutes to get into the home! Simple fix to a big no no!

Shining Clean Kitchen

Shine, Shine, Shine! You want your home to be clean!

Especially the kitchen and baths need to sparkle and shine. If you just don't have the energy or the time, hire the services of a professional service. It is that important! And while we are on the subject, use your nose as well. Buyers just don't look with their eyes, they smell with their noses too. So make sure your home is fresh and clean smelling with no pet, smoking or cooking odors. That can kill a showing quicker than anything. Believe me, I have seen folks RUN out of a house that otherwise would have been their dream home!

Don't Just Be A Drive-by. I am sure you have heard of Curb Appeal, but do you really know how important it is?

Believe you me, it is key! First impressions are lasting impressions and set the stage for a great showing. Some little tips here include freshen the mulch and weed and trim, keep the lawn mowed and edged. Trim the palm trees. Plant some seasonal flowers for color as well. Also, pull in those garbage cans and keep the bicycles and toys out of sight. Check out your front door. Does it need a fresh coat of paint? How about cleaning the glass and making sure there are no cobwebs. If you are like our family, we rarely use the front door, but that is where the potential buyers are going to enter your home. So make it welcoming. Check out the sidewalk. Could it use a power washing? If you don't own one, borrow one from a friend or neighbor, or rent one for the weekend. Buy a new doormat. Make sure your home conveys that you have taken pride in your home and it is one that the buyers would want to see inside!
