Manufactured Homes vs. Mobile homes are popular housing alternatives.  I had an interesting call this morning by someone who did not understand the basic differences between the two types of homes. 

What is a Mobile HomeBasically a Mobile Home has wheels and can be moved from location to location. 

What is a Modular Home? Basically this type of home is built in sections off site and then transported to the location and then assembled.  Once on site it doesn't get moved.

This is good info... and could be a good option for adding to next week's Mortgage Week in Review...

why? 

Modular Homes vs Manufactured Homes...

Mfg: typically you can only borrow on the LAND for a manufactured home... these are "trailers" "doublewides" etc... and you can only borrow on land sold in tracts, not in parks... unless you finance with the mfg home company or the "community"

Mod: there are only a few lenders that will do these and rules vary by states/counties, etc... I've seen some amazing modular homes from companies that:

  •  engineer styrofoam insulated wall units that get linked together on top of a poured foundation,
  • to actual rooms that come preconstructed and assembled on site,
  • to japanese style condos that get built in a factory and stacked like legos,
  • to green home "kits" that come ready to be put together by local dealers...

If you've ever heard of a CRAFTSMAN home... and know the name CRAFTSMAN is the Sears Tool brand... Craftsman homes were "Kit" homes manufactured and shipped to homesites to be assembled by a homeowner or contractor... you would find them in catalogs and order the model you wanted complete with cabinets, appliances and all trim work...

Colleen great post so many people really don't understand the difference.  I use the Wheels on the house go round and round.... that is a mobile...:-)

Colleen, that is a good simple disciption of the two types of home.  The other is that Mobil Homes are the homes that Jeff Foxworthy talks about, and Modular Homes are not :)

There is considerable misunderstanding between "mobile" "manufactured" and "modular".  Many people use the term interchangeably and they are not.
