Fair warning Wednesday foreclosure auction at the court house steps Wailuku Maui

Up at Haopili Hale we saw a small crowd today, one public bidder a Realtor Broker, 5 attorneys, Susan (Na Hale O Maui), Jimi, Doug and I.
  1. 1260 Lower Main street was foreclosed upon by the lien holder First Hawaiian Bank @ $365,000
  2. 4242 Lower Honoapiilani road Unit E114 was foreclosed upon by the lien holder First Bank of Hawaii for $313,000 no one bid upon it.

Today there were six postponements and one cancellation.
I lost the cable for the camera so I am unable to up load photos for the time being unit I find the cable or replace the cable. For further information on Maui County Foreclosures just call me 808-820-3442

Jeffery- With the mortgage amount being more than the market value, I don't see anyone but the lenders buying this inventory on the courthouse steps. At least not in FLORIDA!

Aloha You're right 1 out 25 are good deals, and then you will have people who are experts in the field such as Attorneys, investors, Brokers showing up to bid on something they may want to own, they will bid less then is owed and just get on the list to be a potential purchaser. Today an owner of Prudential showed up and placed a under market value bid, chances are he'll get it with given enough time and money.

Jeff- I just noticed the name of your blog! I love it!

I don't work with foreclosures and never bought one. We are heavy short sale agents.

So pardon my ignorance- could you explain - do lenders at the foreclosure sales allow other people to buy the houses? And are the lower than what is owed offers accepted at the foreclosure sale? They get on the list of potential purchasers, the bank buys it back, then do they contact these people later to see if they still want to buy the property before they give it to a listing agent?
