Buying a House in Dutchess County  NY - Do you need Privacy?  Part 3

One popular request from buyers looking for a house in Dutchess County is for privacy. Finding privacy does not mean you are limited to just certain areas of the County; instead privacy can be found in Southern Dutchess as well as Northern Dutchess.House

Where you decide to get the privacy will depends on what you are trying to achieve. 

  • Do you want the feeling of living in the country with lots of open space?
  • Maybe you want a private older or historic home.  What you need to know is that many of the older homes are close to the road because this was a necessity for the time period in which they were built. Yes, you would just hitch up the horse and buggy.  So, if you desire an older home and have the need for privacy you might have to look in a more rural area, where it is less populated and there is less traffic.
  • Achieving the privacy you need could mean purchasing a large parcel of land.  Most of the time this is really the request.  In some areas of the county the acreage will be more expensive, so here again the privacy you get could be determined by the pocketbook.
  • For some, privacy might be achieved by finding a property with just a few acres and there are many such communities with 3 plus acre zoning.

So, once again, you should do a needs assessment with your real estate agent to determine what privacy really means to you.

Working with an agent who is knowledgeable about Dutchess County will be a necessary factor to achieving your goal.

Jennifer, what a great post! And yes, funny thing that people just don't get it that antiques are often close to the road. Good explanation you gave! I feel like a broken record on that subject. Or, why are there no fireplaces in some of these homes built at the turn of the century. Because they were tired of wood and coal mess, furnaces were all the rage!

By the way, I have a client who has a sister in Rhinebeck. Swears the RE market is booming there, care to respond to that?

I think that a few houses that were on the market by her sold. It is hard to tell, and we all know that it ain't over till the fat lady till the papers are signed. So, I am not sure, LOL.

Jennifer - I have found in selling Dutchess that there are some great neighborhoods where people can have the best of both worlds.  Of course, there is usually no way that anybody can have a 3-5 plus acre lot and still be considered within a neighborhood. I guess one must get to the point of drawing the line on their priorities.

Jennifer you are right, privacy means different things to diferent people.  For me it is not being so close to my neighbor that we can shake hands through our windows :) :)

Getting their priorities right is key to helping your clients find their level of privacy.

You can live in a neighborhood with 3 plus acres, I do, and my neighbors consider it one.
