I know that it is very easy to be overwhelmed with the home buying process. There are sooooo many different items of concern. On the inspection side of it, you should absolutely only select an inspector that you are comfortable with, not the cheapest. Cheap inspectors work in bulk. If you can get an onsite report, how much time has the inspector had to reflect on the condition of your biggest investment of your life. This may seem convenient, but you only get a bunch of generic terms that he carries over from other inspections. For the first time home buyer, you should hire an inspector that is going to walk you through the entire home, take his time, and make sure that you are completely understanding what he is saying. An inspector that is using large, technical terms, is trying to show you how much he knows. REMEMBER, he works for you, not the other way around. You tell him what would be beneficial to you and what your expectations are.

Good advice Cody. No one should buy a home without a thorough home inspection being conducted - any offer to buy should be subject to an acceptable home inspection.
In B.C., home inspectors are licensed now.
