I Love grateful clients

I think everybody wants to feel appreciated especially hard working Realtors who put there time and energy in what they do. Buyers..... Please show us the love and respect we deserve. Don't get discouraged after writing a few offers and not getting an offer accepted think it is the Agents fault for us not getting the house. It takes much effort to get an FHA offer accepted. that is a big deal especially since we are competing with full cash offers, conventional 10-10-30% down payment buyers...

Really.......we like nothing more than to please our clients and ultimately have them refer there friends and family to us. We love buyers who at the end of a transaction will hug us and say Thank you for all your help. That is a very lovely payoff. So buyers....please be patient. we are working hard for you. :)

I understand a cash offer being looked at better than an FHA offer, but why is it harder to get an FHA offer accepted over a conventional offer in your market?  In my market, it really doesn't matter if it's FHA or Conventional as it's all cash to the seller in the end.

I would have to agree.....it is rare that a client understands just how much work you do for them.

In So California it's simply in this order..... Conventional offers trump any FHA offer  and FHA offers seem to usually trump VA offers. I believe the banks see the conventional  buyer puts down a min of 10%. FHA puts 3.5% down. They may see it as a stronger buyer with more out of pocket from the conventional buyer?
