After making over One hundred cash offers for neglected/distresses properties it seems like REO sellers are very, very interesested in stopping the financial carnage/hemmoraghing once and for all. A wise seller or agent respects the immediate and bottom line results and  merits of closing in two weeks without contingincies. The certainty of getting paid is greater than the amount expected during these terrible market conditions.

Real estate opportunites like this, similar to what we are experiencing now, only come around once every 70 to 80 years!  YOU make most of your rmoney when you buy not sell!

John, yes, it can be wise for the banks to sell to the well healed investor.  I just wonder about the poor guy that is looking for a place to live and needs financing.  Will he now have to pay rent that is higher to the same investor?

I am located in Florida and I have had many cash buyers this year.  And yes they are great as they close, financing deals still tend to fall apart right now during these times.

Hi John,

Cash deals can be very good...I think alot has to do with the contingencies that buyers might throw in. It's been my experience that most deals fall apart because they are not truly a "win-win" scenario for both parties.

I agree with Keith...contingencies also play a key role.  Didn't realize so many Buyers were still out there with so much cash!!  Right now it's great for business.
