IT'S SHOW TIME!

First If at all possible, allow an electronic lockbox to be placed on your house. This allows agents to access the property (after following your show instructions). Electronic Lockbox is a searchable term in the MLS system and it is a very popular one as well. It is a proven fact that properties that use the Supra Lockbox System have many more showings than those that do not. EaseElectronic Lockbox of showing is a critical factor in getting the most potential buyers to view your home. The market is overflowing with properties for sale in all price ranges. We want you to have the greatest success, so it is somewhat of a numbers game. The more folks that view your property, the greater likelihood that an offer will come in. For various situations, there are settings on the lockbox to only allow access during a certain time period. Also there is a setting called a CBS code. This is call before showing code. It is a series of numbers that must be entered before their lockbox key will work. Therefore the showing agent must speak with us, obtain specialized instructions and set up the showing. The Supra lockbox records the date and time as well as the agent who opened it. We have ours set so we are emailed when the agent uses the lockbox. Now we can easily contact the buyer's agent for showing feedback. We use a professional feedback request questionaire that is emailed to the showing agent.

Go for a ride

Second- Leave Your Property! Let the showing agent do their job. The buyers will feel more comfortable touring the home, making comments and "kicking the tires" so to speak without you giving a tour of your home. Also an off the cuff comment could cause problems. TAKE YOUR PET WITH YOU if at all possible. Go for a walk around the block, or drive around. If this is not possible, make sure the pet is crated and secure. This is a good idea for your pet's protection as well. We don't want your pet to go out an open door. Better safe than sorry.
